Description
Overview:
This seminar will help appraisers understand and use construction documents when preparing appraisals. Both residential and non-residential examples are used throughout the seminar. Since construction language is universal regardless of property types, the examples and discussion will be meaningful to all participants.
The seminar employs readings, examples which relate construction documents to valuation issues, case studies involving both residential and non-residential properties, a discussion/bulletin board area, hyperlinks to related sites, and email. The case studies show participants how to read, understand and extract value-significant information from construction drawings; how to use construction drawings to complete a functional utility analysis; and how construction drawings relate to the cost of construction.

The blueprints are available digitally in PDF format, so the course can be started right away. After registering for this class, a packet of construction drawings will be mailed to you. Please allow 7 days for delivery.

Learning Objectives:
Recognize the terminology and symbols used in construction documents.
Identify the components and uses of a set of construction drawings.
Identify the components and uses of a set of construction specifications.
Demonstrate understanding of the density concept and how it relates to cost of construction.
Recognize the relationships between and problems which occur from different types of cost, including architects' estimates, contractor's affidavits, and appraisers' cost systems.
Recognize problem areas with the three approaches to value which must be addressed when appraising using construction drawings.
Recognize problems that arise relative to compliance when using provisions of USPAP when using construction documents.

Cancellation Policy
If you are unable to complete a seminar once it begins, you may cancel out of the seminar before the official seminar end date. Once you cancel out of a seminar, however, you must start the seminar over at the beginning in any later enrollments. You cannot be placed into the seminar where you left off before canceling.
The following tuition refund policy is in effect for canceled online seminars based on the amount of material completed in a seminar:
Less than 25% of the seminar completed: full tuition refund
More than 25% of the seminar completed: no tuition refund
Transfer Policy
If you wish to transfer a registration from one seminar to another, the following transfer policy applies based on the amount of material completed in a seminar:
Less than 25% of original seminar completed: transfer allowed
More than 25% of original seminar completed: no transfer allowed
If you transfer from a lower priced seminar to a higher priced seminar, you will be responsible for paying the difference using the automated online system. If you transfer from a higher priced seminar to a lower priced seminar, an appropriate tuition refund will be issued.
Program Material Policy
Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned. A few seminars allow for the purchase of program material. Contact the offering sponsor for more information.
Cancel Offering, $75.00 material fee (if keeping program material).

For online education, you will receive an email from the instructor on the morning of the session start date that will remind you of your login information and the website address to begin your program.
To start immediately if you registered for an online education session in progress (on or after the session start date), go to

and log in with the username and password you used when you registered. You will automatically be taken to the "My Appraisal Institute" page. Near the middle of that page your course will be listed with a link next to it that says "Go To Class".
