Description
After a brief review and introduction,
General Appraiser Income Approach/Part 1
opens with a graphic treatment of the time value of money, the six financial functions of a dollar, and important associated concepts. A thorough, detailed analysis of gross income including leases and the various expenses appropriately deducted from gross income follows, with realistic case studies of several income property types. Direct capitalization is then presented using overall capitalization rates, band of investment, and residual techniques. Substantial class time is devoted to practicing the taught concepts to prepare participant for the exam.

Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

Program Material Policy
Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.
Attendance: 100% attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements. A “classroom hour” is defined as 50 minutes out of each 60-minute segment. A 10-minute break per hour is allowed and a student would still meet the 100% attendance requirement. Students should not be late or leave early; if they are late or leave early, they will not receive credit.
ADA Policy: If you have a disability and may require special accommodation, please notify us in writing at least two (2) weeks in advance and we will arrange for reasonable accommodation. Other Information: We reserve the right to cancel, limit, or reschedule the course and to change faculty assignments and locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations.
EXAM GRADING POLICY – 15 Business Days The Appraisal Institute's national office is responsible for grading exams and e-mailing exam results and certificates of attendance to the students. National may take up to 15 business days, from the date they receive the exams in their office.
ENROLLMENT CANCELLATION NOTICE All enrollment cancellations must be submitted in writing via fax 813-935-4332 or email wcoastfl@tampabay.rr.com. A confirmation of your cancellation will be e-mailed once it is processed by the Chapter office. See course details regarding cancellation fees. If your course materials are already shipped to you, a UPS call tag will be sent for the return of the materials. Once the materials are received, then, any appropriate refund on your credit card will be issued.
Program materials will be shipped directly to the student. If you do not receive your materials within 5 days before the offering start date, please call the sponsor to inform them.

Directions - From Tampa Airport: Follow first exit toward Toll Road 589/Veterans Expressway, stay in the right most lane following Air Cargo signs north to Eisenhower Blvd exit. Follow Eisenhower to the traffic light at Hillsborough. As you approach Hillsborough Avenue, move to the left-most lane and make a hard left turn under the overpass(U-turn back to Eisenhower South). Eisenhower runs along side the Veterans, so once you make the U-turn just stay in the right lane of Eisenhower Blvd. and turn right into the MainSail property. Take a left on Knowledge Way and follow around the property, go through the gate to the new MainSail Conference Center which will be on the left.
Class Hours: 8:30 a.m. - 5:00 p.m. each day. Morning coffee and tea service and an afternoon snack will be provided each day. (Lunch and afternoon beverages are on your own) A 3-Hour Exam will be given on December 4th. (Please arrive 30 minutes early on the first day of class for check-in) Course materials are shipped directly to students who register at least ten days prior to class. If you register less than 10 days prior to class, you will receive the course materials at the check-in. Please remember it is your resonsibility to bring your materials with you to class. Extra sets will ONLY be available to those students who registered less than 10 days prior to the class. Course material is mandatory for class attendance.
