Description
The essential relationships between market analysis, highest and best use, the three approaches to value, and the final value opinion are covered in this AQB-approved course. You’ll recognize that market analysis is integral to highest and best use, and that highest and best use is integral to market value. You’ll also learn how to produce credible results in appraisal to develop opinions of market value. Finally, by the end of the course, you’ll be able to answer these three significant questions:
What information is needed to test for highest and best use?
Where is this information found?
How is this information applied?

(for Level II advanced MAI education).

Audience
Beginning appraisers seeking general appraiser state certification and experienced appraisers who wish to develop and enhance their market analysis skills, property tax assessors, housing and land use specialists within government agencies, lenders and investors, and review appraisers.

HP12C calculator user's manual
You must be familiar with calculator operation when the course begins. Answers to problems in course material are shown using the HP12C. Do not come to class expecting to be taught how to use a financial calculator.

Prerequisites
Successful completion of
Basic Appraisal Principles

Basic Appraisal Procedures
is required.
Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

Program Material Policy
Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.
Cancellations/Refunds: Requests for cancellations must be received in writing at the chapter office. Confirmed students should not assume that cancellation has been granted until a confirmation has been received. Direct your email requests to: sfchap@bellsouth.net.
The South Florida Chapter of the Appraisal Institute is not responsible for students' non-refundable airline reservations or other travel expenses. The Chapter reserves the right to cancel, limit, or reschedule the program and to change faculty assignments and facility locations at any time.

Course Attendance: One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.
State Certification: Students should contact their specific state to determine current education approval and requirements. Please follow the link above under locations to verify certification in your state.
Florida Real Estate Appraisal Board Credit: 30-Hours Qualifying and Post Licensing Education, 0008589. Continuing Education, 17-Hours, 0008560.
ADA Policy: If you have a disability and may require special accommodation, please notify us in writing at least two (2) weeks in advance and we will arrange for reasonable accommodation.
Florida Students: Florida law requires students receive a grade of 75% or higher on any classroom exam administered by education providers. The Appraisal Institute requires students to achieve 70% or higher to receive exam credit. Therefore, if any student who wishes to receive pre-licensure credit from Florida receives between 70-74%, he/she will receive a completion certificate from the Appraisal Institute that will clearly indicate that they will receive classroom and exam credit for the Appraisal Institute only. In turn, if a student receives between 70-74%, they will not get exam credit from the state of Florida (but will only receive classroom credit from Florida). If a student receives 75% or higher, they will receive both Appraisal Institute and state of Florida credit for the classroom and exam hours.
