  Description    
Gain an understanding of the eminent domain process, rules and regulations governing condemnation appraisals and important issues unique to this appraisal specialty. Acquire the tools to address issues such as the valuation rules used by different jurisdictions, identification and valuation of the larger parcel and the estimation of damages and benefits. Examines advanced applications of appraisal techniques and problem-solving in condemnation cases. Participants will discover how courts view various appraisal methodologies. Case studies are presented to reinforce the application of condemnation appraisal principles. Note. This new 3-day course combines the previous basic and advanced condemnation courses: Condemnation Appraising: Basic Principles & Applications and Condemnation Appraising: Advanced Principles & Applications courses.


Upon completion of the course, participants will be able to:

  • Recognize attorney/appraiser relations and the appraiser's role.

  • Understand how property rights and land-use regulations impact the condemnation appraisal process.

  • Determine which property to appraise in a condemnation appraisal.

  • Understand public projects and their impact on the subject property.

  • Perform competent and admissible appraisals.

  • Recognize the appraiser's role in inverse condemnation actions.

  • Describe the appraiser's role as a consultant to legal counsel.

  • Understand the valuation concepts and rules of law and procedure typically used in a condemnation valuation jury trial.

      Prerequisites    
    Successful completion of Basic Appraisal Principles and Basic Appraisal Procedures is required.

    Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

    • Up To 30 days prior to program start date, $50.00 cancellation fee.
    • 10 - 29 days prior to program start date, $100.00 cancellation fee.
    • Less than 10 days prior to program start date, forfeit of payment.
          Program Material Policy

    Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.
    ENROLLMENT
    Enrollment is on a first-come, first served basis. If the event is filled, a waiting list will be retained. The Sacramento Sierra Chapter reserves the rights to cancel, limit, or reschedule this event if the minimum enrollment level is not reached, and to change faculty assignments and facility locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations.
    There are NO transfers; you must cancel out of the offering.
    ADA COMPLIANCE
    It is the policy of the Appraisal Institute to provide reasonable accommodations for qualified persons with disabilities who are participating in Appraisal Institute educational programs. If you need accommodations to participate because of a disability, please notify us in writing at least two weeks in advance of the program and we will arrange for reasonable accommodation. Without two weeks’ notice, accommodation may not be available.
    ATTENDANCE
    The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100%, with your grade notification letter for courses, or at the conclusion of seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.
    Program materials will be shipped directly to the student. If you do not receive your materials within 10 days before the offering start date, please call the sponsor to inform them.

    Arrangements have been made with the Hawthorne Suites for our group to receive a discounted rate of $62 per night. When calling the hotel for reservations indicate that you are attending the Appraisal Institute function on Dec 7, 8 and 9. To make hotel reservations call 916-441-1200.

    The hotel provides shuttle service to and from the Sacramento Airport, a full breakfast and light supper Monday through Friday for hotel guests.

    Attendance Verifications:

    Attendance verifications are sent directly to you via email from our National Office in Chicago. Attendees should allow 15 working days for receipt of their verifications. The Chapter Office does not receive copies of your verifications.
