Overview:

The objective of this seminar is to explore how comparative (or transactional) analysis can be used to appraise the market value of various types of real properties. This practical, hands-on seminar will address the actual employment and application of appraisal methods and techniques. You will translate theory into practice through extensive and varied online activities. By applying concepts to real-world situations, you can discover new ways to use your knowledge and analytical skills.

This class provides 7.0 hours of education and is divided into four modules:

Introduction

Module 1: The Comparison Process

Module 2: Elements of Comparison

Module 3: Quantitative Analysis

Module 4: Qualitative Analysis

Learning Objectives:

  • Understand the transactional analysis procedure.

  • Recognize the basic steps in the sales-comparison approach.

  • Understand the relationship of market analysis to the valuation-by-comparison process.

  • Identify appropriate units of comparison for various types of properties.

  • Apply several units of comparison to a single property.

  • Identify the elements commonly used to asses property comparability.

  • Identify commonly used methods for extracting and supporting adjustments to comparable sales.

  • Understand the techniques that are effective for making adjustments for particular elements of comparison.

  • Understand the use of quantitative analysis techniques.

  • Recognize valuation situations that involve qualitative analysis

      Equipment    
    Financial Calculator is required for this class.You can take a financial calculator into the exam provided you clear the memory banks before hand. The allowed calculators are: HP 10b, HP 10bii, HP 12c, HP 17bii, HP 19bii calculators or Texas Instruments (TI) BA II PLUS. Other calculators are prohibited for the exam.

     
      Prerequisites    
    Successful completion of Appraisal Principles, Appraisal Procedures, and Basic Income Capitalization, or an equivalent educational background is required

    Cancellation Policy
    If you are unable to complete a seminar once it begins, you may cancel out of the seminar before the official seminar end date. Once you cancel out of a seminar, however, you must start the seminar over at the beginning in any later enrollments. You cannot be placed into the seminar where you left off before canceling.

    The following tuition refund policy is in effect for canceled online seminars based on the amount of material completed in a seminar:

     Less than 25% of the seminar completed: full tuition refund

     More than 25% of the seminar completed: no tuition refund

      Transfer Policy
    If you wish to transfer a registration from one seminar to another, the following transfer policy applies based on the amount of material completed in a seminar:

     Less than 25% of original seminar completed: transfer allowed

     More than 25% of original seminar completed: no transfer allowed

    If you transfer from a lower priced seminar to a higher priced seminar, you will be responsible for paying the difference using the automated online system. If you transfer from a higher priced seminar to a lower priced seminar, an appropriate tuition refund will be issued.
