  Description    
This unique new seminar was designed to show the residential appraisal community the consistent problems found by underwriters, appraisal reviewers, quality control divisions, and fraud investigators. Although this seminar was developed around the Uniform Residential Appraisal Report form (URAR) it is not intended to review the entire form. This is a "real-world" educational experience - all class discussion exercises and examples of appraisals are from real cases, with appropriate identification information changed for the purpose of confidentiality. The seminar will review areas of the appraisal that reveal red flags that the value is unsupported.

Upon completion of this seminar participants will be able to:
  • Understand key issues and concerns the lending industry has towards residential appraisals

  • Understand key issues and concerns the appraisal industry has towards the lending industry

  • Recognize specific problems that lenders encounter with appraisal reports

  • Identify actions that appraisers do to render faulty appraisals, thus impacting the creditability of the appraisal profession

  • Recognize the responsibility of the appraiser as being the primary gatekeeper charged with providing a completely independent, quality appraisal

  • Identify the omissions found in appraisals that are in violation of USPAP

  • Learn the new sections of the URAR and the increased details required

  • Recognize the red flags consistently noted on faulty appraisals

  • Understanding of the difference between underwriting guidelines and proper appraisal procedures and how to bridge the gap

  Program Material Policy

Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned. A few seminars allow for the purchase of program material. Contact the offering sponsor for more information.
  • Cancel Offering, $75.00 material fee (if keeping program material).
REGISTRATION BEGINS AT 8:00AM

Registration deadline is 8 business days from start date. However, the registration deadline may be extended if vacancies remain. Early registration is recommended as space is limited

The Alabama Chapter of the Appraisal Institute is not responsible for students'non-refundable airline reservations or other travel expenses.The Chapter reserves the right to change/cancel any class due to extraneous circumstances. If you have a disability and require special accommodations, notify the Chapter in writing at least two (2) weeks in advance and we will arrange for reasonable accommodation. Without two weeks’ notice, accommodation may not be available.

ALL STUDENTS MUST BRING THEIR COURSE MATERIALS WITH THEM. ADDITIONAL MATERIALS WILL NOT BE AVAILABLE TO THOSE STUDENTS WHO HAVE NOT BROUGHT THEIR MATERIALS WITH THEM.

ATTENDANCE
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.
You must not miss any of the course offering and you must give the instructor full attention. No cell phones, text messaging, returning calls, using computers and reading other non-related materials in class. You must be on time at beginning and returning from breaks and lunch.

State Certification: Students should contact their specific state to determine current education approval and requirements.

APPROVED FOR 7 HOURS OF CE CREDIT WITH THE ALABAMA REAL ESTATE COMMISSION. YOU MUST BRING YOUR ALABAMA REAL ESTATE LICENSE # TO RECEIVE CE CREDIT AND YOU MUST COMPLY WITH 100% ATTENDANCE AND PARTICIPATION


Program materials will be shipped directly to the student. If you do not receive your materials within 5 days before the offering start date, please call the sponsor to inform them.
