  Description    
This course synthesizes the three approaches to value, examines their applications, and helps participants apply the basic and advanced valuation techniques they have learned in previous courses. Rather than relying primarily on lectures, this course lets participants get involved in practical group work on case study assignments. Case studies on office, apartment, subdivision, and industrial properties teach participants to analyze and organize data and choose the appropriate tools to solve appraisal problems. The course emphasizes the need to test the reasonableness of all the conclusions reached in an appraisal.



This course may be used to fulfill the 30-hour Elective topic requirement toward certification in states where approved for QE credit. NOTE: This course is not a substitute for any other prerequisite Certified General course.

  • Identify the demographic and economic data used to estimate an absorption period for a housing development
  • Prepare an annual cash-flow forecast
  • Recognize the typical relationships between yield rates on leased fee and fee simple estates that reflect their varying risk
  • Calculate replacement allowance and reversionary value
  • Analyze statistical data to calculate occupancy levels and annual average growth
  • Analyze comparable sales to estimate income and expenses for a proposed project
  • Apply appropriate approaches to advanced valuation problems

      Prerequisites    
    Successful completion of Basic Appraisal Principles, Basic Appraisal Procedures, General Appraiser Income Approach/ Part 1, General Appraiser Income Approach/ Part 2, General Appraiser Sales Comparison Approach, General Appraiser Site Valuation and Cost Approach, and General Appraiser Report Writing and Case Studies or equivalent courses is required.

    Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.
    Cancellation/Refunds: Requests for cancellation must be received in writing at the Chapter Office. Confirmed students should not assume that cancellation has been granted until a confirmation has been received. Direct your e-mail requests to cochap@colo-ai.org. Event Cancellation: The Colorado Chapter reserves the right to cancel any event, course or seminar if the minimum enrollment level is not reached. Prospective students should confirm their registration before making any non-refundable airline reservations. Attendance: The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education that verify successful completion and attendance of 100% at the completion of the course or seminar. Please note: if Appraisal Institute records indicate attendance of less than 100%, the student’s certificate will reflect this, and state agencies may refuse to award credit. ADA Policy: If you have a disability and may require some accommodation at any event, please notify us in writing at least 2 weeks in advance and we will arrange for reasonable accommodations.
