  Description    
This seminar was developed for appraisers who wish to enhance their understanding and improve their abilities in the appraisal of condominiums, cooperatives, and Planned Unit Developments (PUDs). Its purpose is to provide appraisers with an in-depth look at these forms of ownership and to facilitate the application of the information in a practical manner.

For appraisers with limited backgrounds in appraising these property types, it provides a foundation for accurate and thorough observation and reporting procedures. For appraisers who are already familiar with appraising these types of properties, this seminar provides a comprehensive review and a means of remaining current on the latest terminology and techniques.

It begins with a historical overview of these ownership forms and community associations in general. Later there is a chapter devoted to each of the ownership types, along with discussions of current trends. There are also discussions of trends, land use policies, common areas, and commercial condominiums.

Although appraisal assignments of individual units are most often performed by residential appraisers, general appraisers will benefit from this seminar as well. General appraisers that perform assignments of multi-unit condominium, cooperatives, and Planned Unit Developments (PUDs) projects, whether they are newly constructed buildings or conversions, must have a good understanding of how to properly value an individual unit. Typically, a general appraiser will conclude individual unit prices prior to applying a discounted cash flow analysis in the valuation of a whole project. Although this seminar is not designed for the valuation of a whole project, the importance of proper valuation of the individual unit can not be over emphasized.

      Program Material Policy

Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned. A few seminars allow for the purchase of program material. Contact the offering sponsor for more information.

ENROLLMENT
Enrollment is on a first-come, first served basis. If the event is filled, a waiting list will be retained. The Southern California Chapter reserves the rights to cancel, limit, or reschedule this event if the minimum enrollment level is not reached, and to change faculty assignments and facility locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations. There are NO transfers; you must cancel out of the offering.

ADA COMPLIANCE
It is the policy of the Appraisal Institute to provide reasonable accommodations for qualified persons with disabilities who are participating in Appraisal Institute educational programs. ATTENDANCE
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100%, with your grade notification letter for courses, or at the conclusion of seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements

Program materials will be shipped directly to the student. If you do not receive your materials within 5 days before the offering start date, please call the sponsor to inform them.
