Description
This two-day course demonstrates how to apply the valuation methods taught in earlier courses to small and mid-sized apartment properties. Participants learn the importance of sound market analysis and how to select the most suitable valuation approaches for each assignment, with emphasis on direct income capitalization. The course material is packed with sources of electronic and conventionally published data on rents, occupancy by market area, and investor expectations as well as pointers on appraisal reporting. A case study in which a completed appraisal is reviewed brings together the concepts covered in class.

Highest and best use analysis
Income capitalization, beginning with how to develop a reconstructed operating statement
Sales comparison and cost approaches as applied to apartment appraisal
Case study based on review of an apartment appraisal

Identify the six-step market analysis process as a framework for analyzing a market standard and developing a highest and best use conclusion

Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

Program Material Policy
Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.

We reserve the rights change instructors,cancel, limit, or reschedule the course and to change faculty assignments and facility locations at any time.

The class is being held at The Phoenix Inn & Suites, 9575 SW Locust Street, Tigard, OR. For room reservations contact the hotel directly at 503.624.9000. Mention the Appraisal Institute to get a better guest room rate. Registration is 8:00-8:30am, Class hours are 8:30-5:00pm the first day. The instructor will give you the class hours the rest of the class.Lunch will not be provided with this program. If you received your material by UPS, please be sure to bring it to class, we won't have any extra.
