  Description    
After a brief review and introduction, General Appraiser Income Approach/Part 1 opens with a graphic treatment of the time value of money, the six financial functions of a dollar, and important associated concepts. A thorough, detailed analysis of gross income including leases and the various expenses appropriately deducted from gross income follows, with realistic case studies of several income property types. Direct capitalization is then presented using overall capitalization rates, band of investment, and residual techniques. Substantial class time is devoted to practicing the taught concepts to prepare participant for the exam.

    Beginning 4 weeks before the offering start date, program material will be shipped directly to the student. If this material has been shipped and you request a registration cancellation, a call tag will be issued for the return of this material. A registration refund will not be issued until the material has been returned.
    In order that we may comply with ADA, we need advance notice of any special needs you may have. Please provide written details of any special needs you may have under ADA on a separate page and send it in at least two weeks in advance in order that reasonable accommodations may be arranged.

    We reserve the rights to cancel, limit, or reschedule the course and to change faculty assignments and facility locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations.

    Attendance: The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification or state continuing education credit that verify successful completion and attendance of 100% with your course grade notification letter; 100% attendance is required at seminars to receive continuing education credit.

    Directions: Take I-4 to Maitland Blvd East/West. Travel West on Maitland to stop light, sign above lane will say (South Lake Destiny). Turn right only Maitland Blvd. Stay in the left lane to the left of the concrete lane divider. Turn left at first light, this is Lake Destiny; Go one block, turn left at light. This will still be Lake Destiny. Follow the road as it curves and runs along I-4 until the first right. Turn right onto Lucien Way, (there will be a 3 foot sign saying Lake Lucien Executive Center). Follow Lucien Way to the 5th driveway on the left. Sign at the driveway will say 2290 Maitland Green II. There will be a sign next to the door of the building that says University of Phoenix. Go to the 4th floor.
