  Description    

Appraisal review requires a different skill set than traditional appraisal work. In this seminar, career professionals will gain invaluable insights into client expectations regarding the content and quality demanded by review assignments.

Designed specifically for residential appraisers who also review appraisals, the seminar presents methods for performing review assignments efficiently and effectively. Real estate professionals involved in appraisal management or who work in quality control and compliance for financial institutions may find this program beneficial. 

While exploring techniques and methodologies used by professional reviewers, you will distinguish features of the ideal appraisal report, identify eight general categories and examine 14 specific warning signs of a problem appraisal, plus dig into 7 examples of complex review appraisal assignments. This seminar will help you spot the most common reporting deficiencies—while avoiding those deficiencies in your own appraisal reports.   

 

At the end of this seminar participants should be able to:

  • Recognize the need for appraisal reviews performed by reviewers who are cognizant of their ethical and professional responsibilities.
  • Review the impact of USPAP, FIRREA and other regulations on the review process.
  • Identify types of appraisal review assignments and the process employed in the reviewer’s scope of work.
  • Identify the analytical steps necessary to develop a review opinion.
  • Examine and analyze the component parts of an appraisal report for review purposes and identify tests of reasonableness that may be applied.
  • Define six characteristics of quality appraisal reports and the role of client expectations in defining a “good” appraisal.
  • Identify and discuss 14 warning signs of a problem appraisal.
  • Illustrate 7 examples of complex review appraisal assignments.
  • Discuss the process of appropriate “reviewer to appraiser” communication.

Note.  This seminar uses the same textbook (the 2010 version is required!) as the Appraising the Appraisal: Appraisal Review—General seminar. If you have previously attended the “general” version of the seminar, you will find that some content covering  appraisal review theory is similar. However, this seminar focuses on residential appraisal review and is replete with insightful examples of residential appraisal review techniques.  It is not-to-miss education for all residential appraisers and reviewers—even for those who have attended the “general” version.

Registration deadline is 8 business days from start date. However, the registration deadline may be extended if vacancies remain. Early registration is recommended as space is limited.

The Alabama Chapter reserves the right to change/cancel any class due to extraneous circumstances. Program materials will be shipped directly to the student. If you do not receive your materials within 5 days before the offering start date, please call the sponsor to inform them. ALL STUDENTS MUST BRING THEIR COURSE MATERIALS WITH THEM. ADDITIONAL MATERIALS WILL NOT BE AVAILABLE TO THOSE STUDENTS WHO HAVE NOT BROUGHT THEIR MATERIALS WITH THEM.

Please note: If you opted to download the materials when you registered, you will not receive the seminar workbook. Bring a copy of the downloaded seminar materials with you or have them loaded on your laptop. You cannot attend the class without seminar materials. NO ADDITIONAL SEMINAR MATERIALS WILL BE AVAILABLE AT THE CLASS.

State Certification: Students should contact their specific state to determine current education approval and requirements.

ATTENDANCE
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements. You must not miss any of the course offering and you must give the instructor full attention. No cell phones, text messaging, returning calls, using computers and reading other non-related materials in class. You must be on time at beginning and returning from breaks and lunch.


Approved for 6 Hrs CE Credit with the Alabama Real Estate Commission. YOU MUST BRING YOUR ALABAMA REAL ESTATE LICENSE # IF YOU WANT CE CREDIT WITH THE ALABAMA REAL ESTATE COMMISSION AND YOU MUST COMPLY WITH 100% ATTENDANCE AND PARTICIPATION. Alabama Chapter Appraisal Insitute School Code # 92568
