  Description    

Most residential appraisers recognize their new obligations under the Uniform Appraisal Dataset and the associated Uniform Collateral Data Portal; however, remaining efficient in the context of fulfilling such obligations has become a new challenge. 

Appraisers, lenders, underwriters, and appraisal management companies all seem to assert their own ideas on the issue of UAD compliance as they navigate through the adjustment process of both the UAD and UCDP.  Consequently, many appraisers misapply intended requirements and waste time on unnecessary details.

Designed to help students efficiently distinguish required from non-required data for UAD compliance, this seminar educates participants on how to: reconcile conflicting UAD requests from different clients; recognize how UAD data is collected and analyzed; and stay informed of ongoing UAD changes from Fannie Mae and Freddie Mac. 

Upon completion of the seminar, participants will be able to:

  • Understand how the UCDP acts as a gate-keeper by checking appraisal reports for UAD compliance, thus avoiding non-compliance and increasing efficiency.
  • Recognize how UAD data input is being collected, monitored and analyzed on individual and aggregate levels by Fannie Mae and Freddie Mac.
  • Know how such UAD monitoring may affect and influence future appraisal reporting.
  • Recognize commonly misinterpreted UAD data fields and nuances by reviewing extensive and varied “real-world” illustrations collected from appraisers.
  • Identify UAD-specific guideline changes and guidance from Fannie Mae and Freddie Mac.
  • Search Fannie Mae and Freddie Mac web sites from an appraiser’s perspective to stay abreast of appraisal- and UAD-related changes.
  • Understand the lender’s obligations when using third-party vendors to manage and control the appraisal process under the UAD.
  • Recognize a lender’s obligations when selecting an appraiser under the UAD requirements.

ENROLLMENT
Enrollment is on a first-come, first served basis. If the event is filled, a waiting list will be retained. The San Diego Chapter reserves the rights to cancel, limit, or reschedule any event if the minimum enrollment level is not reached, and to change faculty assignments and facility locations at any time. Prospective students should confirm their registration with the Chapter office before making any non-refundable airline reservations. Transfers are not allowed.

ATTENDANCE
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100%, with your grade notification letter for courses, or at the conclusion of some seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.

PREREQUISITES

REQUIRED TEXTBOOKS
Some offerings have required textbooks. Be sure to read the course or seminar description to find out if there are any required textbooks for this offering. There will not be any textbooks for purchase at the class. Students must purchase any required textbooks prior to the start date of the offering.

REQUIRED EQUIPMENT
Some offerings require each student to bring a laptop and/or other equipment. Be sure to read the course or seminar description to determine if any equipment is required. Students are responsible for safeguarding their equipment and personal belongings at all times. The Appraisal Institute, the San Diego Chapter, the course or seminar Instructor, or the facility will not be responsible for any loss of students’ personal belongings.

CLASS MATERIALS TO DOWNLOAD
Some offerings are now available with downloadable materials. If a student opted to download materials instead of having materials direct shipped, the student will be required to bring the materials to class on a laptop. All students must have their own set of the materials to receive any credit for the class. Extra copies of materials will not be available at the class.

ADA COMPLIANCE
It is the policy of the Appraisal Institute to provide reasonable accommodations for qualified persons with disabilities who are participating in Appraisal Institute educational programs. If any student needs accommodations to participate because of a disability, please notify the Chapter office in writing at least two weeks in advance of the program and reasonable accommodations will be arranged. Without two weeks’ notice, accommodation may not be available.

COMPLETION CERTIFICATES
For scannable exams, written notification of results will be sent via email to the examinee approximately 15 business days from the date of receipt of the exams at the national office. Certificates of completion for continuing education will be distributed at the conclusion of the class. Express Grading for scannable exams is available. Program materials can be downloaded by the student or can be picked up at the site.
 
  Additional Information    
TIME: Check in 8:00 am / Seminar 8:30 am to 12:00 pm, and 1:30 pm to 5:00 pm. Lunch break from 12:00 pm to 1:30 pm.

SEMINAR MATERIALS: If they were shipped to you directly, make sure you bring them with you to class. Additional seminar materials will not be available at the class.

CERTIFICATES OF COMPLETION will be e-mailed within fifteen (15) business days after the completion of the seminar.

LUNCHEON: The San Diego Chapter will hold its general Chapter luncheon meeting from 12:00 pm to 1:30 pm on November 6, 2012 at the Four Points Sheraton. Seminar attendees are welcome to attend the luncheon for an additional cost of $30.00 (Appraisal Institute members) or $35.00 (non-members). Seminar attendees who wish to attend the luncheon must register separately.
