  Description    
This two-day course introduces the basic concepts and strategies needed to engage in litigation valuation. It explores the scope of activities appraisers can expect in a legal action, including assessing the status of a case, developing a USPAP-compliant appraisal without preparing a written report, and understanding legal terminology and jargon. The course addresses how litigation assignments differ from lender assignments and how to market appraisal services to litigation clients. Participants work in small groups to practice effective deposition and direct testimony techniques and a mock trial with a residential case study gives them the opportunity to experience a realistic courtroom environment in which to polish their skills.

Upon completion of the course, participants will be able to:

  • Describe the general process of a lawsuit involving real property valuation
  • Understand the mechanics and strategies of a deposition and direct testimony
  • Understand the requirements to successfully communicate and defend an opinion of value in a courtroom setting

      Prerequisites    
    Successful completion of Basic Appraisal Principles and Basic Appraisal Procedures or equivalent courses is required.

    Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

    The South Florida Chapter of the Appraisal Institute is not responsible for students' non-refundable airline reservations or other travel expenses. The Chapter reserves the right to cancel, limit, or reschedule the program and to change faculty assignments and facility locations at any time.

    Required Equipment: Some classes require you to bring a laptop and or other equipment. Be sure to read the class description to determine if any equipment is required. You are responsible for bringing your equipment, none will be provided. Please safeguard your equipment and personal belongings at all times. The Appraisal Institute, the South Florida Chapter, the Instructor or the facility will not be responsible for the loss of your personal belongings.

    Program materials will be shipped directly to the student. If you do not receive your materials within 5 days before the offering start date, please call the South Florida Chapter at 954-229-0499 to inform them.

    Course Attendance: One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.

    State Certification: Students should contact their specific state to determine current education approval and requirements. Please follow the link above under locations to verify certification in your state.

    Continuing Education Credit:
    Appraisal Institute: 16-Hours (including 1-Hour Exam)
    Florida Real Estate Appraisal Board Credit: 15-Hours, 0007081
