  Description    

Today, many lenders require more support for adjustments, especially for market conditions. In litigation, recent court decisions require experts to prove their work or risk exclusion by judges. The appraisal profession faces increased competition from brokers and accountants who want to provide alternative valuation products like AVMs and BPOs.

This two-day seminar, a hands-on experience, is designed for both residential and commercial appraisers. Participants will use Microsoft Excel's statistical and graphic tools to aid many everyday valuation problems, such as statistical support for market delineation, highest and best use, adjustments, and value estimates. Students will complete this seminar a step ahead of the competition with a new set of skills they can use the very next day!

Upon completion of the seminar, participants should be able to:

  • Use simple regression and small data sets to support a variety of adjustments
  • Understand how statistical modeling can improve valuation support
  • Compute descriptive statistics that assist in identifying market segments
  • Use indications of dispersion to evaluate risk
  • Utilize statistics to expand the availability of data
  • Interpret results of statistical analyses
  • Prepare dazzling graphs to communicate findings in a pictorial and persuasive fashion

     

    Prerequisites

    This seminar is designed for both residential and commercial appraisers with a basic knowledge of spreadsheets, especially Excel. Participants should also have a basic understanding of market analysis, highest and best use, and the sales comparison approach. 

    Note.  This seminar will be taught using Excel 2007 or 2010. If you are taking the seminar and plan to use an Apple laptop, you will need to have the latest version of Excel (2011) in order to perform some of the exercises.

      Equipment    
    All students MUST HAVE a laptop computer with MICROSOFT Excel 2007 or 2010 loaded and operational. Be sure that Solver Add-in and Analysis Tool Pak Add-in are installed prior to class. If you do not currently own MICROSOFT EXCEL, you can download a free copy for 60 days at Microsoft Excel Free Trial.

    Note. This seminar is hands-on! When participants receive their registration e-mail confirmation, a secure link will be available where they will be instructed to download Excel files to use for in-class exercises. Be sure you download these files prior to coming to class.

    Attendance: 100% attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements. A “classroom hour” is defined as 50 minutes out of each 60-minute segment. A 10-minute break per hour is allowed and a student would still meet the 100% attendance requirement. Students should not be late or leave if they are late or leave early, they will not receive credit. Enrollment is on a first come, first serve basis.

    AI Continuing Education Credit: This course is one of the programs that is approved for 1.25 hours of Appraisal Institute CE credit. Practicing designated members, candidates and practicing affiliates will recieve the 1.25 hours credit for every hour of an AI course or seminar that is on the approved list of classes.

Other Information: We reserve the right to cancel, limit, or reschedule the course and to change faculty assignments and locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations.

    Registration Deadline Date: If you register 30 days prior to class, you will receive the Early Registration Discount. After 30 days, regular tuition price will be in effect. The chapter sets a registration deadline date, however, there is no guarantee that space will still be available by that date. Enrollment is based on space limitations and the availability of ordering extra sets of student materials. We strongly recommend that you register prior to the deadline date to help ensure a seat in the class. Once we reach the maximum seating limit, registration will be closed.

    ENROLLMENT CANCELLATION NOTICE All enrollment cancellations must be submitted in writing via fax 813-962-4006 or email wcoastfl@tampabay.rr.com. A confirmation of your cancellation will be e-mailed once it is processed by the Chapter office. See details regarding cancellation fees. Weather and/or Emergency Procedures for courses and seminars: In the event of bad weather or a state of emergency, call the chapter office at (813) 962-4003 for any message about the status of the class. If there is no message, the class will continue as scheduled. In the event the class needs to be cancelled due to bad weather, you will be notified of new class date.

    Program materials can be downloaded by the student or can be picked up at the site.

    Class Location: Best Western Bay Harbor Hotel, 7700 Courtney Campbell Causeway, Tampa, FL 33607. (Note: the hotel can provide shuttle service to and from the airport, to local restaurants and shopping).

    Sleeping rooms are available at the Bay Harbor Hotel under Appraisal Institute rate of $79+ to $89+/night (city view or water view). For reservation, call (813) 281-8900 and ask for the "Appraisal Institute group block" rate.

    Schedule:
    Class Hours will be 8:30 AM - 4:30 PM each day. You will be on your own for a one-hour lunch break. There is a restaurant on property.

    FREAB Approval: 14 hours CE credit #0009006; Appraisal Institute: 14 CE credit hours.

    Note: It is required that students bring a laptop computer to class.

    Student Material: It will be the student's responsibility to bring course workbook with them to class. If you do not receive your materials within 5 days before the offering start date, please call the Florida Gulf Coast Chapter at (813) 962-4003. Students who register less than ten days prior to class will receive the student materials at the door. Note: If you register less than ten days prior to class, there will be an additional $15 shipping fee and you will receive the course materials at class.

    Student Rosters: Students that do not wish to have their name, address, phone number and email address published to other students in the class must notify the Chapter at least five (5) days prior to the beginning of the course.
