  Description    

Appraisal review requires a different skill set than traditional appraisal work. In this seminar, career professionals will gain invaluable insights into client expectations regarding the content and quality demanded by review assignments.

Designed specifically for residential appraisers who also review appraisals, the seminar presents methods for performing review assignments efficiently and effectively. Real estate professionals involved in appraisal management or who work in quality control and compliance for financial institutions may find this program beneficial. 

While exploring techniques and methodologies used by professional reviewers, you will distinguish features of the ideal appraisal report, identify eight general categories and examine 14 specific warning signs of a problem appraisal, plus dig into 7 examples of complex review appraisal assignments. This seminar will help you spot the most common reporting deficiencies—while avoiding those deficiencies in your own appraisal reports.   

 

At the end of this seminar participants should be able to:

  • Recognize the need for appraisal reviews performed by reviewers who are cognizant of their ethical and professional responsibilities.
  • Review the impact of USPAP, FIRREA and other regulations on the review process.
  • Identify types of appraisal review assignments and the process employed in the reviewer’s scope of work.
  • Identify the analytical steps necessary to develop a review opinion.
  • Examine and analyze the component parts of an appraisal report for review purposes and identify tests of reasonableness that may be applied.
  • Define six characteristics of quality appraisal reports and the role of client expectations in defining a “good” appraisal.
  • Identify and discuss 14 warning signs of a problem appraisal.
  • Illustrate 7 examples of complex review appraisal assignments.
  • Discuss the process of appropriate “reviewer to appraiser” communication.

Note.  This seminar uses the same textbook (the 2010 version is required!) as the Appraising the Appraisal: Appraisal Review—General seminar. If you have previously attended the “general” version of the seminar, you will find that some content covering  appraisal review theory is similar. However, this seminar focuses on residential appraisal review and is replete with insightful examples of residential appraisal review techniques.  It is not-to-miss education for all residential appraisers and reviewers—even for those who have attended the “general” version.

PROGRAM MATERIAL POLICY
Program material will be shipped directly to the student within four (4) weeks of a class start date. If you do not receive your materials within 8 days before the offering date, please contact the chapter office at 702-838-8489. If materials are available and you register less than 8 days prior to class, there will be an additional $25 shipping fee and you will receive the seminar materials at class.

ENROLLMENT
THIS SEMINAR IS LIMITED TO 20 STUDENTS. Should the seminar reach a capacity of 20 students, a waitlist will be retained. Enrollment is on a first-come, first-serve basis. The Las Vegas Chapter reserves the right to cancel this event if the minimum enrollment level is not met by April 5, 2013.

The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify attendance of 100%. Please note, if Appraisal Institute attendance records indicate attendance of less than 100%, the student certificate will reflect this and state agencies may refuse to award credit.

EDUCATION CREDIT
The certificate of attendance for this seminar will be mailed by the national office of the Appraisal Institute within 5-10 business days of the end of a seminar.

STATE APPROVAL
The Appraising the Appraisal: Appraisal Review--Residential seminar is approved for 7 (seven) hours of continuing education by the Nevada Commission of Appraisers - Approval Number CE-0008566-A. Appraisal Institute members receive seven (7) hours of continuing education credit.

The Las Vegas Chapter reserves the right to cancel, limit or reschedule an offering and to change faculty assignments and facility location at any time; therefore, prospective students should confirm their registration prior to making any non-refundable travel arrangements.

Program materials can be downloaded by the student or can be picked up at the site.
