Description
The Geographic Information System (GIS): The Building Case Study seminar demonstrates how this technology works with a database of building sales that already have assigned geographic identifiers—and those that are not geocoded. This online seminar also addresses how a GIS can be used to select comparable sales by attributes as well as by location. In addition, the Digging Deeper segments demonstrate how one appraiser uses a GPS in the appraisal process.
While residential appraisers will find the seminar to be particularly insightful, commercial appraisers who deal with building sales will find that the majority of this seminar is applicable to their practices.
Prerequisites: The Appraisal Institute’s
GIS - The Executive Overview
, or an overview GIS seminar and the Appraisal Institute’s
GIS: The Novice Case Study
seminar.
PLEASE NOTE:
The class uses Maptitude GIS software.
This is a full-featured GIS program published by
Caliper Corporation
. The software is available at a discount for Appraisal Institute members. Details on purchasing the software are given in the, prerequisite seminar,
GIS - The Executive Overview
.
Syllabus:
Module 1: Introduction
Module 2: Using a Data Table to Create a Sales Location Map. In this module, you will create a sales location map starting with comparable building sales data in a spreadsheet.
Module 3: Working with Comparable Building Sales in a Database. In this module, you will recreate the exercise in Module 2 using a database of comparable sales and subject property data, which will be stored in your local folder.

Create a sales location map by geocoding comparable sales from a set of downloaded data including complete addresses.
Add a field to a map for a particular sale and insert a label.
Format a map for printing.
Write a query to select sales based on physical attributes (e.g., size, year built, etc.).
Generate a query to select sales based on their distance from a geographic feature.
