To become a real property appraiser, you must first become an Appraiser Trainee. An Appraiser Trainee is subject to direct supervision by an appraiser who is certified in good standing, and may appraise those properties that his or her supervising appraiser is permitted to appraise.

As of January 1, 2015, all individuals who become Supervisory Appraisers and Trainee Appraisers will be required to take a Supervisory/Trainee Course per the 2015 Real Property Appraiser Qualification Criteria. The Appraisal Institute offers the course below, but check with your state to find out if you will need to take the course, along with any additional requirements.
IMPORTANT: Several states require a Supervisory Appraiser / Trainee Appraiser Course that contains state-specific material not covered in this course. Those states include, but may not be limited to: AR, IA, KY, ME, MN, MT, NC, NE, OH, OR, SD, TN, TX, UT, and WV. In most cases, the local chapters will be adding the necessary materials to comply with their state’s requirements, but offerings taken out-of-state may not satisfy another state’s requirements. Attending this course in-state is highly recommended and it is imperative that students confirm approval with their state regulatory agency, local chapter, or by contacting firstname.lastname@example.org if attending out-of-state.
