About the Authors
Randall Bell, MAI, specializes in real estate damage economics and strategy. Traveling extensively in his research of detrimental conditions and the impact they have on real estate values, he has written various specialized methodologies and has lectured internationally on the topic of property damages and mitigation strategies.

Orell C. Anderson, MAI, is an appraiser and expert consultant with broad experience in valuation and diminution-in-value issues involving commercial, industrial, subdivision and vacant land properties as well as single- and multi-family residences.

Michael V. Sanders, MAI, SRA, has extensive experience in the valuation and evaluation of real property and has performed real estate damage analysis involving a wide variety of detrimental conditions, including title issues, geotechnical failures, construction defects, water intrusion, and environmental and proximity studies.

All three authors are with Bell, Anderson & Sanders LLC, in Laguna Beach, Calif. Their firm specializes in damage economics, valuation and expert witness testimony related to environmental and geotechnical issues, natural disasters, eminent domain and other detrimental conditions.
