Real estate professionals who deal with real property every day often develop a sixth sense about value but have a difficult time explaining their thought processes and opinions to others. Residential Sales Comparison Approach: Deriving, Documenting, and Defending Your Value Opinion is designed to help appraisers and brokers apply and present the techniques, logic, and rationale behind residential value opinions. The text focuses on the comparability and relevance of market data and on the extraction, application, and support for the adjustments made to sale prices and listings. A discussion of the current Fannie Mae and Freddie Mac guidelines and USPAP requirements is also presented.

The material in this book should stimulate discussion about the correct interpretation of buyer and seller behavior and help appraisers prepare for the hard questions that arise when testifying in court or responding to the concerns of clients and underwriters.
