Shopping Center Appraisal and Analysis offers up-to-date coverage of the analysis and appraisal of shopping centers. Following an overview of the types of shopping centers and relevant investment markets, the authors detail the study of shopping centers through local economic analysis, market analysis, and marketability analysis. Extensive treatment is given to the physical characteristics of shopping center sites and buildings.
Topics include the application of the valuation approaches, income forecasting, and capitalization procedures. Problems in the allocation of value, i.e., business value, center assessment, and anchor appraisal also are addressed.
About the Authors James D. Vernor, Ph.D., MAI, has been chairman and associate professor of real estate at Georgia State University and an associate professor of finance at Emory University. He is currently an adjunct professor of finance at Clark Atlanta University. His teaching responsibilities have included real estate appraisal, finance, investments, and market research. Mr. Vernor has served on many Appraisal Institute committees and is a course and seminar developer and instructor. He has published articles in many professional real estate and economics journals and is the author of Readings in Market Research for Real Estate.
Joseph S. Rabianski, Ph.D., is the chairman of the Department of Real Estate, Georgia State University in Atlanta and the Richard Bowers & Company Professor of Real Estate. He has taught graduate and undergraduate courses in real estate for 30 years. His primary research and teaching interests are in the areas of market analysis, valuation, and location/spatial analysis. He has written five books and published more than 50 articles and was the co-author of the Appraisal Institute’s first Market Analysis course in 1982.
