April 1, 2008 08:00 AM

CHICAGO (April 1, 2008) – The Appraisal Institute is proud to announce the release of its newest publication, Subdivision Valuation, by Don M. Emerson, Jr., MAI, SRA. Providing real estate appraisers with the essential skills needed to meet the challenges of subdivision valuation, this practical book offers appraisers a comprehensive overview of single-unit residential subdivision valuation methodology focused primarily on valuing proposed subdivisions competently and avoiding common errors found in subdivision appraisal reports. To help readers negotiate the complications related to the valuation of subdivisions, a variety of case studies are presented throughout the text.

“Subdivision analysis can be one of the most difficult areas of real estate appraisal,” explains R. Wayne Pugh, MAI, president of the Appraisal Institute. “This book sheds valuable light on subdivision valuation and will be useful to appraisers seeking to expand their repertoire as well as more seasoned appraisers who want to brush up on their skills.”

Subdivision Valuation, which addresses all the basic elements of this area of appraisal practice, also specifically covers the topics of: market, neighborhood, site and improvement analysis; profit, timeline, yield and discounting concepts; highest and best use; and the three approaches to value.

Don M. Emerson, Jr., MAI, SRA, has been involved in appraisal practice for more than 30 years and is president of Emerson Appraisal Company Inc. in Gainesville, Fla. He received his BSBA and MA in real estate and urban land studies from the University of Florida. He has been involved in advanced appraisal instruction for the Appraisal Institute since 1986.
