Current State of Life Science and Trends in 2024-2025
Appraising life science properties requires specialized expertise to accurately value real estate used for research and development in the life sciences sector, and understanding key factors to consider when appraising life science properties. Understanding inventory, leasing and sales activity, absorption, location of talent pool and other influences are critical characteristics to understand in valuing this product type.
The Process, the Players and the Pitfalls of Affordable Housing
The appraisal process for affordable housing can include several steps, including considering property tax advantages, funding programs with challenges including timelines, properly defining scope of work, and managing expectations. Important players in affordable housing, include developers, lenders, local governments, brokers and appraisers. These projects are uniquely complicated with everchanging regulations, while there can be a disconnect among players seeing things from their specific vantage point. There are a number of potential pitfalls to affordable housing including the cost to build, zoning restrictions, regulatory challenges, neighborhood opposition, and market instability and it is critical that players address these challenges early and head-on to not only survive but thrive in the evolving landscape of affordable housing.

SYMPOSIUM HOURS
Online check-in, system check and networking will begin at 8:00am (Pacific Time) on Thursday, December 12. The program will begin promptly at 8:30am (Pacific Time) and will conclude at 1:00pm.
REQUIRED EQUIPMENT
This offering falls under the requirements for synchronous (formerly virtual) classroom education. Under this approval, registrants must have the following equipment so that they can see the presenter and the presenter/program monitor can see them:
- Dependable Internet access, computer with webcam, speakers and microphone. Webcams and microphones are built-in on most laptops. All equipment must be in working order.
- Those with unstable Internet may jeopardize receipt of credit; if you know your system can be unstable at times, be sure to have a back-up plan
- If the instructor/program monitor cannot see or hear the registrant; continuing education credit is jeopardized.
- To help ensure receipt of CEC, only one registrant can be visible per webcam at all times. Registrants will connect using ZOOM interactive technology.
- The phone "call-in" only option is NOT an approved connection mode for those seeking CEC credit for this offering.
CONTINUING EDUCATION
This offering is approved for 20-points of Appraisal Institute CEC. Our 2024 Commercial Symposium is being submitted for 4-hours of CA BREA CEC and 4-hours of California State Board of Equalization (SBE) Training Credit for Assessors. Note: SBE no longer requires CAR numbers. Questions about SBE Training Credit should be directed to the Training Officer within your specific county. SBE Training Credit is now uploaded directly to SBE; allow a minimum of 15-working days post event.
Seeking Credit Outside of California?
Applications are NOT being submitted to any states outside of California; not all states accept synchronous (virtual) classroom education. It is up to the registrant to check with his/her state licensing board(s) prior to registering to ensure that his/her state accepts (1) synchronous (virtual classroom) education, (2) credit from an out-of-state provider and/or (3) determine if his/her state accepts reciprocal credit with California. Some states may have special reporting requirements that the chapter is not able to comply with. This offering is being conducted under the TAF (AQB/ASC) guidelines for synchronous (virtual) classroom education. Typically, IRWA, ASFMRA and ASA offer reciprocal approval for AI offerings; check with these organizations directly before registering to re-confirm especially since this is a synchronous classroom offering. Attendance requirements will be strictly enforced; 100% attendance required. Partial credit is not available.
IMPORTANT: Registrants should be sure their appraiser license/certification numbers are entered in the AI registration portal (MyAccount) with valid expirations, or a certificate will not be generated. License numbers are listed under Profile in your AI Student Portal (MyAccount) or can be added as “Other” License. Verified attendance certificates will be available for download from your AI MyAccount portal; allow 15-working days from the date of the program.

All confirmed registrants will receive an email confirmation that will also serve as a payment receipt on the day of registration.
