    Course Description
    After a diagnostic quiz on the six financial functions of one and a brief review, the course begins with a thorough treatment of discounted cash flow (DCF) analysis. Topics include identifying components of a DCF, projecting cash flows, analyzing leases, solving for value in a variety of common situations, and supporting the discount rate. The effects of debt financing, including cash equivalence and equity analysis, are covered in detail. Income patterns and property models, including residual and other applications, are followed by material on how to select and support the discount rate. Also presented are the strengths and weaknesses of direct and yield capitalization. The final section reviews and summarizes the mathematical concepts involved with income capitalization and prepares you for not only the course exam but also the certification exam.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Program Hours and Materials

    Onsite check-in will begin at 8:00am on Monday, May 20.  "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) daily May 20 - 23.  The three-hour exam will be administered at 1:30pm on Thursday, May 23.  Students will be on their own for lunch; numerous eateries are available within walking distance of both Treat Towers and the Lafayette Library and Learning Center.

    Upon registering, students will have access to the downloadable course materials.  Students are strongly encouraged to have pre-printed and/or pre-downloaded the materials.  Do not wait until the day of the course to download as the files are quite large.

    Required Equipment

    • A financial calculator is required. The accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 225 AI CEC points; 170 points for full attendance only (no exam). 

    BREA ContinuingGeneral Appraiser Income Approach / Part 2 has been approved by the BREA (#09754130) for 27-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/QualifyingGeneral Appraiser Income Approach / Part 2 is approved for 30-hours of BREA qualifying education (QE) credit (#09754130with successful completion of the course exam.


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering.  It is best to speak directly with a representative from your board rather than relying on information posted to the web.  Note: Some states outside of California may have additional reporting requirements that the chapter is not able to comply with.

    Lost or Damaged Items:  The Appraisal Institute nor the chapter presenting this program is not liable for lost or damaged items. This includes but is not limited to calculators, laptops, cell phones, etc.


    Written cancellations received by Monday, May 6 subject to a $50 cancellation fee.  Cancellations received after that time but prior to noon on Monday, May 13, are subject to a $100 cancellation fee.  No refunds for cancellations received after March 11 or for program "no shows".   Cancellations can be emailed to lisa@norcal-ai.org.

    We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Tuesday, April 30 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility. Those requiring out-of-town travel arrangements should exercise caution in booking non-refundable tickets/reservations.
