The Price Effects of HVTLs on Abutting Homes

This article discusses findings of a study of Portland, OR, and Seattle, WA, housing markets. The study examines the price effect of high-voltage transmission line (HVTL) rights of way on the sale prices of homes.

The findings indicate that the average Portland home abutting an HVTL sold for $4,884 less than homes not abutting an HVTL. On average, Seattle homes abutting an HVTL sold for $12,504 less than homes not abutting an HVTL; however the average effect was impacted by the higher-priced homes ($1+ million) in the Seattle study sample. The Seattle data shows the higher-priced homes abutting HVTLs sold for $130,882 less than homes not abutting HVTLs, while the data does not show a statistically significant percentage impact on price for average-priced homes ($366,866).
