    Course Description

    In Part 2 of a two-course program, you are provided with the tools to write sections of a narrative report. You’ll complete eight writing assignments based on sections of a narrative appraisal report for the case study property you analyzed in Part 1. This course provides you with the tools to 1) apply a wide range of appraisal procedures to solve complex appraisal problems and 2) use a narrative reporting format with confidence to explain and support your conclusions convincingly. If you’re seeking the Appraisal Institute SRA designation, this course and Advanced Residential Applications and Case Studies/Part 1 serves as an alternative to complete the Residential Demonstration of Knowledge requirement.

    Important Notes:

    • If you wish to become a State Certified Residential Appraiser, Advanced Residential Applications and Case Studies/Part 1 is approved by the Appraiser Qualifications Board for 15 content hours in advanced residential applications and case studies. Advanced Residential Report Writing/Part 2 is approved for 30 hours in the appraisal subject matter elective category. Review the courses for which you have received credit to determine whether these courses are necessary for you to meet your education requirements.

    The 45-Hour Package is comprised of two courses:

    • Advanced Residential Applications & Case Studies/Part 1
    • Advanced Residential Report Writing/Part 2

    Following are the requirements to use the 45-Hour Package as an alternative to the Residential Demonstration Report:

    • You must register for a paired package of Part 1 and Part 2.
    • Part 1 and Part 2 of a paired package are generally scheduled 3 – 4 weeks apart.
    • It is not permissible to register or take Part 2 unless it is in the same pairing as Part 1
    • Course materials will be sent to you before class begins and will be accompanied by a memo explaining the preparations that you should make before coming to class. Be sure to register at least 2 weeks before the course starting date so that you can receive your materials in time to complete the required preparations.     • For this course, case study solutions are not distributed at the end of class.

    • Recognize communication problems commonly found in appraisal report writing.
    • Write and edit the seven analytical sections included in a valuation assignment that uses all three approaches to value.
    • Write an effective a letter of transmittal.
    • Communicate valuation analysis in a clear, convincing manner that is not misleading to an intended user.
    • Rewrite sentences and paragraphs to communicate your analysis more clearly and concisely.

    Equipment:

    • A laptop computer is required with a flash drive and Microsoft Word and Excel OR form software with AI Reports® Form 100, Summary Appraisal Report • Residential, installed OR other word processing/spreadsheet program AND Adobe Acrobat Reader software for converting files to PDFs.
    • A financial calculator is required. The accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Event Information

    Class Schedule:
    Class begins each day at 1:00PM Central time (11:00AM Pacific, 12:00PM Mountain, 2:00PM Eastern). Each class runs for three and half hours (3.50) each day with at least two breaks during that time. The course runs for eight (8) half-days. Times shown are U.S. Central (Chicago) All students must be 100% present for the class in order to receive credit. Partial credit will not be awarded. Anyone who isn’t present 100% receives no credit and is responsible for continuing the program on their own time.

    You will have 90 days from the time that you complete the course to take the proctored exam, either online or at a testing center. You can schedule the exam within 48 business hours after the course has been marked for completion. Review your account for the “Schedule Your Exam” messaging.

    • Login to your AI Account at www.appraisalinstitute.org with the username and password you used when you registered.
    • Click on “Education and Events” located in the menu on the right-hand side.
    • On the My Events page, find the course under the “Classroom Offerings/Synchronous Offerings/Conferences” heading and click the "View" button.

    Location:
    This course will be held via live interactive classroom technology. See below important participation requirements.

    State Credit:
    A course may NOT be approved in every state for every delivery format. For example, some states do NOT allow any virtual education. When registering for any Appraisal Institute course, all participants will be required to check state approvals based on delivery format. For more information, see our state approvals page.

    Participation Requirements: AI National Synchronous students are required to have a computer, webcam, and microphone capability to participate and receive continuing or qualifying education credit where approved. It is the student’s responsibility to have the required equipment to participate and receive credit. Visit the System Requirements for Attendees and Share Webcam pages for help.

     

    • All students are required to always keep their webcam on with their entire face fully visible while class is in session.
    • Attendance will be monitored throughout the day through webcams and polling.
    • A photo ID must be uploaded to the offering page prior to the start date of the offering. Please refer to the Appraisal Institute Synchronous Resources for instructions on how to upload your ID.

    The instructor must be able to interact with all students. Instructors and administrators will direct questions to each student in the morning and afternoon to which students must respond. Students must be in a location that allows for their full attention and interaction at all times.

    Connection Information:
    Several minutes after you receive your Appraisal Institute receipt email, you will receive a second email from GoToTraining which will include instructions on connecting to the live session and a link to a small download of the GoToTraining software. The software runs on almost all operating systems and popular browsers. Connection email reminders are sent at specific intervals: 1 week, 1 day, and 1 hour prior to the live session start time.
