Course Description
Affordable housing has become a widespread issue across the U.S., not just in coastal cities. Governments are responding with policies aimed at increasing housing supply and lowering costs. In areas with limited developable land—especially urban and suburban communities—one solution is upzoning, which allows for higher housing density on existing sites without needing more land.
For instance, a property zoned for one unit (R-1) may now be allowed to have multiple units due to an upzoning overlay. While this is efficient from a policymaker's standpoint, it presents new challenges for residential appraisers. A property’s highest and best use might shift from single-family to multi-unit development, requiring appraisers to adapt.

Class Schedule:
Friday, September 19, 12:00 pm - 4:00 pm
Class begins at 12:00PM Central time (10:00AM Pacific, 11:00AM Mountain, 1:00PM Eastern). The class runs for four (4) hours with at least two breaks during that time. Times shown are U.S. Central (Chicago) All students must be 100% present for the class in order to receive credit. Partial credit will not be awarded. Anyone who isn’t present 100% receives no credit and is responsible for continuing the program on their own time.

Participation Requirements: AI National Synchronous students are required to have a computer, webcam, and microphone capability to participate and receive continuing or qualifying education credit where approved. - All students are required to always keep their webcam on with their entire face fully visible while class is in session.
- Attendance will be monitored throughout the day through webcams and polling.
