    Chapter President

    John M. Karnes, MAI, SRA, AI-GRS began appraising real estate with Jones Appraisal Service in southern Missouri in 1993, later opening Karnes Appraisal Service and Evergreen Management & Development Company in Caruthersville, Kennett and Cape Girardeau, Missouri. In 2005 he was employed by William P. Dockins, MAI, SRA of Dockins Valuation Company in Cape Girardeau and purchased the company in 2013. John holds certifications in several states and has appraised properties in over 30 states in the past 32 years. Besides, commercial properties, condemnation, etc., he specializes in the appraisal of net-leased “Investment Grade” properties. He and his wife, Heather, reside in Cape Girardeau, Missouri and Long Beach, Mississippi.

    Scott Dixon

    Chapter Vice President

    Scott Dixon is a Staff Review Appraiser at Commerce Bank in Clayton, MO. He has been with the bank for over 20 years and has experience in every type of property that can be loaned on, including, residential, industrial, hotels, agricultural & agribusiness, gas stations and many more. Scott likes to coordinate the volunteer events for his team at the bank and has held several positions for the St. Louis Chapter of the Appraisal Institute, including, Social Chair, Education Committee Co-Chair and current role as Treasurer for the local chapter. He is currently pursuing the MAI designation with 1 more class to complete to move forward with the requirements.

    Kelly Powell is a Senior Manager with CBIZ Valuation Group’s Real Estate Practice. Her primary responsibilities include management and execution of engagements, review and preparation of valuation assignments, and real estate valuation.

    With over 20 years of experience in real estate consulting and valuation analysis, her expertise spans most property types including office, hospitality, retail, multifamily, industrial, land, ranches, educational, religious, health care facilities, and fair market rent studies. Kelly is a Candidate for Designation of the Appraisal Institute.

    Megan is a Senior Director in the Valuation & Advisory Group at Cushman & Wakefield. She primarily responsible for the valuation of real property for lending, estate planning, and litigation purposes. Her assignments frequently require the valuation of fee simple, leased fee, and leasehold interests in office, medical office, industrial, retail, multifamily, special-use, and undeveloped or proposed properties.

    Megan is a Member of the Appraisal Institute and serve as chair on the Education Committee. I was also the 2017 Treasurer and Secretary of the Women in Financial Services (WIFS) organization and formerly on the Golf Committee for the CREW Network (National Network of Commercial Real Estate Women).

    I am a State Certified General Real Estate Appraiser in Missouri and Illinois and have obtained the MAI designation.
