Seminar Description: Stan Sidor, MAI, AI-GRS, CRE will present a detailed overview of valuation methods and case studies outlining the complex nature and valuation of environmentally contaminated properties. Mr. Sidor is Senior Vice President, Manager and Shareholder at Kidder Mathews in Tacoma, Washington. Stan has 50 years of combined real estate and banking experience, including 33 years as a real estate appraiser. In addition to valuation analysis and consulting, Stan has experience in property and asset management, leasing, sales, loan underwriting and credit approval.

• Understand different levels and types of risk
• Understand what constitutes stigma and why it’s important
• Learn why beginning with unimpaired value is important
• Learn how to calculate or estimate diminution in value
• Learn the different types of remediation costs
• Understand where a property is in its remediation lifecycle and why it’s important in H&BU and valuation of a property

• Learn the different types of sites, how to differentiate, and why

• Learn what the social and economic impacts are of contamination and cleanup

• Learn to differentiate different extents of contamination
• Learn about different types of cleanups
• Lean who is liable for contamination and cleanup and some defenses to liability
• Learn some tools to shift liability, and how to assess liability and risk
• Learn about the methodology used in appraising contaminated properties
• Identify how to address H&BU analysis for contaminated properties
• Learn why to begin with the value as if clean
• Learn how to account for and qualify stigma/risk
