Analyzing Defects, Damages, and Deficiencies in the New URAR
Program Description
The new Uniform Residential Appraisal Report (URAR) presents challenges to appraisers to be able to deliver a report in a confident manner to clients with a credible analysis that meets the minimum reporting requirements of the GSEs. Unlike the existing 1004 report form, the new URAR places more emphasis on supporting and reporting a thorough market analysis for the subject property. In the past, appraisers often kept the market analysis support in the workfile. Going forward, support is expected within the appraisal report.
Analyzing Defects, Damages, and Deficiencies in the New URAR is a three-hour program that provides a comprehensive overview of the defects, damages, and deficiencies sections of the new URAR. Participants will gain a thorough understanding of how to identify, assess, and document various property issues that can impact the value and marketability of residential properties. The program covers the definitions and distinctions between damages, defects, and deficiencies, along with practical techniques for evaluating these issues. Additionally, learners will explore the implications of these property conditions on appraisal reports, including legal and ethical considerations. By the end of the program, participants will be equipped with the knowledge and skills necessary to accurately report and address property damages, defects, and deficiencies in accordance with industry standards.
