This course provides a comprehensive, practical introduction to developing USPAP‑compliant insurance appraisal reports for residential, commercial, and condominium properties. Participants learn how to determine insurable value, differentiate between flood and wind/casualty replacement cost requirements, and accurately document building characteristics using industry‑recognized methodologies.

Through detailed instruction, real‑world examples, and extensive reference materials, the course guides appraisers step‑by‑step through the insurance appraisal process—from inspection and data collection to CoreLogic valuation, fixture counts, ISO construction class identification, and the preparation of complete, defensible appraisal reports. Special emphasis is placed on understanding condominium master policies, flood zone analysis, CCCL considerations, and the distinctions between “as‑built” replacement cost and code‑upgrade valuation.

By the end of the course, participants will be able to confidently produce insurance appraisal reports that meet the needs of property owners, insurance agents, carriers, and lending institutions, while adhering to USPAP and Appraisal Institute ethical standards.
