Course Description
Artificial intelligence has moved from a curiosity to a daily working tool in real estate valuation,
and the obligations that come with that shift now reach every appraiser regardless of practice
area or geography. This three-hour seminar gives Seattle-area valuation professionals a working
command of both sides of that shift: the rules and the tools.
The first half of the course addresses the rule set. Attendees will work through FAQ #110
(“Artificial Intelligence (AI)”) as it currently sits in the Guide Note materials, then dive into the
proposed Advisory Opinion 41 (First Exposure Draft, January 2, 2026) and what it asks of
practitioners under the Ethics Rule, the Competency Rule, and the Nondiscrimination provisions
of USPAP. From there, the course turns to the case law appraisers should be tracking. While
there is no published decision yet that directly addresses an appraiser’s use of AI, the body of
decisions involving AVMs, CAMA systems, and “black box” algorithmic tools, including the
New York Court of Appeals decision in People v. Wakefield, the Wisconsin Supreme Court’s
reasoning in State v. Loomis, and the New Jersey Tax Court’s Marshall and Swift line, is already
shaping the framework that will apply to the first AI-assisted appraisal challenge to reach a
Washington courtroom.
The second half of the course is an applied tour of how appraisers actually use these tools in
production today, organized around four buckets of capability that move from familiar to
frontier. Bucket one is the chatbot era and includes live demonstrations of construction budget
extraction, lease abstraction, and building a purpose-built intake agent inside Claude Cowork.
Bucket two covers novel research tools that synthesize information from external sources.
Bucket three is the agentic AI era, with live demonstrations of multi-step coding agents,
including Claude Code and OpenAI Codex, standing up an automated report-assembly workflow
and a scheduled market-monitoring task. Bucket four covers persistent personal AI, the always-
on assistant category that includes OpenClaw, Hermes, Perplexity Comet, and Perplexity
Personal Computer, along with the FTC, anti-spam, and platform-terms questions that come
with letting an agent act in the appraiser’s name.
The goal of the course is not advocacy and not novelty. The goal is for every attendee to leave
with a clear, technically grounded understanding of how to adopt AI in their practice in a way
that respects USPAP, anticipates the legal scrutiny that is coming, and produces measurably
better and faster valuation work.
