    Course Description

    This two-day course provides the theoretical and analytical framework for separating the tangible and intangible assets of operating properties. Through discussion, lecture, readings, and case studies, you will apply the theory of the firm and the concept of economic profit to the solution of problems and case studies related to ad valorem taxation, eminent domain, loan underwriting, and transaction price allocation. An overview of business valuation procedures and clarification of real estate and business valuation terminology is provided so you’ll become familiar with the terminology relevant to separating asset values. You’ll review the legal foundations for property rights, be introduced to the methodologies, and become aware of the controversial and unresolved issues in this field. Finally, you’ll learn about allocating real estate, personal property, and intangible asset values. (Note. This course contains diverse opinions regarding appraisal theory and applications. Neither this course nor the Appraisal Institute advocates a particular theory or method. Rather, each appraiser must come to his or her own conclusion based on the property type, local market customs, and scope of work.)

    Course Objectives
    • Recognize operating properties as distinct from pure space properties.
    • Recognize when the scope of work requires the separation of various kinds of assets to produce a credible appraisal.
    • Identify the concepts, terminologies, and economic principles that underlie the asset claims to the revenue stream.
    • Identify the terminology relevant to separating asset values and the roots of that terminology in accounting, business valuation, and valuation for financial reporting.
    • Recognize the complexity of valuing a property as it relates to appraisal problems, separating asset values, and valuation for financial reporting.
    • Identify the legal foundations for property rights.
    • Recognize when it is necessary to work with a professional in another field, such as a business or tangible personal property valuer.
    • Recognize the methodology.
    • Objectively articulate the various issues that are considered controversial and unresolved.
    • Identify the parallels between the business valuation methodologies and real property valuation.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Program Hours and Materials
    Onsite check-in will begin at 8:00am on Monday, January 13. "Live / in-person" Instruction will run from 8:30am – 5:00pm (Pacific Time) on Monday, January 13.  On Tuesday, January 14 instruction will run from 8:30am – 4:30pm followed by the one-hour exam beginning at 4:030pm.  Students will be on their own for lunch; numerous eateries are available within easy walking distance of and onsite at Treat Towers.

    Required Equipment

    • A four-function or financial calculator is required. If using a financial calculator, the accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    • Students will need a No. 2 pencil for the exam
    • Students are encouraged to bring extension cords / powerstrips (especially if viewing materials on a laptop)

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 200 AI CEC points; 150 points for full attendance only (no exam).  Successful completion of the exam and full attendance is required for those seeking to fulfil the Professional Development Litigation requirements.

    BREA Continuing: Fundamentals of Separating Real Property has been approved by the BREA (#11754C216) for 14-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/QualifyingFundamentals of Separating Real Property is not approved BREA qualifying education (QE) credit. 


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on information posted to the web. Note: Some states outside of California may have additional reporting requirements that the chapter is not able to comply with.

    We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Friday, December 20 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.
