    Course Description

    Balancing efficiency, credibility, and accuracy can be daunting. Technology increasingly gives appraisers an edge, but only when it is used correctly. This hands-on course answers the practical questions: What are my obligations when I rely on technology? How do analytical tools help me stay objective? What are the concepts behind these tools, and how do I fold them into daily work? And how does the analysis reach my report and my workfile?


    Using a single running property, from loading the data to a reconciled value, the course demonstrates, through actual live data analysis, how to derive market-based adjustments with trend analysis, paired sales and resales, regression, and AI, then validate and reconcile the results. Every method is taught as a transferable concept: how it looks in one app might differ to how it looks in another app. Advisory Opinion 41 anchors the course — a tool does not comply with or violate USPAP; it is the appraiser who must analyze, make decisions to rely, and own the results.

    Course Objectives

    The purpose of Modern Appraisal: Timeless Concepts, New Tech is to build on appraisal methods and techniques through the use of analytical tools,  particularly for adjustments, market trends, and related conclusions, so that appraisals are developed in an unbiased, consistent, and repeatable manner, with the appraiser applying independent analysis and relying on factual data.  At the end of this course, a participant will be able to: 

    1. Explain the need for factual, market-based conclusions that meet the expectations of the agencies, GSEs, and clients

    2. Apply USPAP Standards 1 and 2 to the development and reporting of tool-assisted analysis

    3. Identify the appraiser's responsibilities when relying on technology, including AI, under Advisory Opinion 41

    4. Compare public and private sources of data for use in analysis

    5. Organize and filter market data for analysis

    6. Demonstrate market-trend analysis, distinguishing paired sales from paired resales

    7. Apply Regression, including dummy variables for quality and style, to derive supported adjustments

    8. Validate artificial intelligence output against independent market evidence

    9. Reconcile multiple indicators into a single supported adjustment

    10. Distinguish supported from unsupported conclusions to reduce exposure to bias

    11. Compile a compliant work file that keeps the analysis reproducible

    12. Structure market-based adjustments inform a supported, well communicated value conclusion.
