    Course Description

    This course is designed for real estate appraisers and focuses on practical, appraisal-centered use of modern AI tools to support the appraisal process. Participants learn what AI is and is not, how to choose and configure frontier platforms (ChatGPT, Claude, Gemini), and how to apply prompt fundamentals to common appraisal tasks such as market-area summary drafting, comparable screening support, document summarization, and basic data clean-up for exhibits. The course emphasizes ethics, confidentiality, verification, and documentation. Participants will gain knowledge to immediately deploy AI in their practice to scale efficiencies and increase quality, all while maintaining high ethical standards.

    BIO: Justin Gohn, MAI, CRE, SRA, founded Gohn & Company in 2006, a full-service appraisal firm providing appraisal and consulting services for litigation support and bank lending purposes throughout the greater Philadelphia market. Based in Chadds Ford in the Philadelphia suburbs, Gohn served as the 2025 President of the Philadelphia Metropolitan Chapter of the Appraisal Institute and currently serves as Third Director for Region 6 on the Appraisal Institute's National Board of Directors. A graduate of Temple University, he is a recognized thought leader on artificial intelligence applications in real estate valuation, having delivered keynote addresses at the Appraisal Institute Fall Conference in Seattle and the Ohio Conference Appraisal Institute Economic Seminar. His article on AI-powered research was published in Valuation Magazine in 2025. His firm specializes in complex valuation assignments and expert testimony for the legal and financial communities in the Philadelphia region.

    BIO: Ryan Hargrove, MAI, SRA, AI-GRS. During a 26-year career, Ryan has performed real estate valuations for many purposes including eminent domain and right-of-way acquisition, loan underwriting, estate and gift taxation, litigation support, assessment appeals, asset management, and transaction fairness. His clients have included financial institutions, insurance companies, public agencies, developers, corporations, attorneys, accountants, and asset management firms. He has appraised apartment complexes, industrial facilities, office buildings, shopping centers, subdivisions, undeveloped land, automotive properties, and religious facilities. He has also performed complex valuations involving going concerns, ground leases, leaseholds, partial acquisitions, easements, public utility corridors, coastal property, historically designated property, wetlands, and more.

    Ryan has served as an adjunct instructor of real estate appraisal courses at Cal State Northridge, Mt. San Antonio College, Long Beach City College, Saddleback College, Orange Coast College, and Citrus College. He has served part time as an Assessment Appeals Hearing Officer for the Los Angeles County Assessment Appeals Board since 2008. He is a designated member of the Appraisal Institute, holding the MAI, SRA, and AI-GRS designations and is a member of the International Right of Way Association, holding the R/W-AC credential.  He is a certified USPAP instructor. He is also a licensed real estate broker and has qualified to serve as a California probate referee.
