Course Description
Land valuation is required in many appraisals. The land may be vacant or a component of an improved property. In the latter, the land is always valued to its highest and best use regardless of what the existing improvements are. This program reviews the physical characteristics, legal controls, and locational attributes of real estate in general and land in particular. Various concepts commonly used by appraisers will be reviewed as well as offering several alternative techniques to consider in a comparison analysis. Sometimes these concepts are overlooked by practitioners.
Value centers around the real estate’s utility and its appeal to meet demand. These are among the elements that impact value. By identifying the physical real estate’s probable use and user within the local market helps the analyst to focus on relevant supply and demand factors and their interaction leads the appraiser to estimate market capture. Elements with a credible market analysis will be discussed as they lead to a sound and credible highest and best use conclusions.
The importance of understanding the physical and legal characteristics of real estate lead to an understanding of utility. Understanding these factors allows the analyst to evaluate probable demand for various types of real estate. General discussion will reacquaint attendees with established peer tested and industry approved methods and techniques use to quantity value. The program is designed to review of core concepts and use examples to clarify concepts.
The program audience is expected to consist of field and review appraisers involved in various valuation assignments but with an emphasis on condemnation and its proper procedures. The program will be presented in a manner that allows practitioners to review established concepts and explore new ideas. This includes quantifying utility which directly relates to value. Attendees will be challenged using recognized methods and techniques. The need for support for inputs will be stressed and when this is done there is compliance with USPAP’s Record Keeping Rule.

The program is designed for both residential and non-residential certified, licensed, and registered real estate appraisers and practitioners. The educational experience will blend a review of established concepts with introduction to new techniques. Attendees will strengthen existing skills and gain insight into various valuation concepts. Educational awareness is enhanced by an active presentation format which includes lecture, power point presentation, attendee participation, and the use of straight forward examples.
