Seminar Description: This course is designed to reinforce methods and techniques for deriving adjustment estimates for the sales comparison approach. The material is appropriate for trainees, new appraisers, and veteran appraisers needing review of concepts and real-world illustrations of carrying out recognized methods and techniques. Although many examples and illustrations relate to residential properties, the concepts apply to the sales comparison approach in general.
Adjustments are explored for elements including market conditions, garages, square footage, location, condition, and others. Methods employed include paired sales, paired groups, paired resales, graphs and trending, and regression. Content also discusses market indexes and guidance on expectations for addressing market condition changes.
