Course Description
This program is for appraisers who develop and often rely on an income analysis when estimating market value. The program will review all aspects of a pro-forma, offer options to consider to support change rates, and discuss tools and techniques in both direct and yield capitalization. Strengths and weaknesses of an income analysis will be discussed. The program will include examples that can be helpful in applying various capitalization techniques.
Income analyses are commonly used in many non-residential income property appraisal assignments. USPAP’s Record Keeping Rule requires appraisal to have support for inputs and this is the task and responsibility of the appraiser. This program will address concerns and expectations of clients and intended users including the review appraiser.
The program was designed to assist analysts strengthen their work product and avoid the time, cost, and embarrassment of responding to a follow-up letter or inquiry by clients and their reviewers. Additionally, ways to provide supporting documentation are offered to comply with USPAP and CPE requirements. The program’s flexible design will facilitate greater insight into many aspects of an income analysis. Suggestions will be offered while providing a forum to discuss different points of view.

Please note: This class will be held by live stream /synchronous interactive classroom technology via Zoom. Students are required to have a computer, webcam and microphone. It is the student’s responsibility to have the required equipment to participate and receive continuing education credit.
Live stream/Synchronous Classroom Guidelines:
· Students must have a computer, webcam and microphone capabilities to participate and receive continuing education credit.
· The instructor must be able to physically see and interact with all students and students must be able to interact with the instructor.
· A copy of your driver’s license must be emailed to the Chapter Office as verification after you have registered and prior to the start date.
· You will receive a separate email from the chapter office with log-in access information. Please contact the chapter office if you have any questions regarding the participation guidelines.
· Class materials will be emailed to you prior to the class.
State CE Credit: This is a live stream/synchronous class and is only approved for Florida Real Estate Appraisal Board and Appraisal Institute continuing education credit. For other states, you should determine current education approval and requirements.
Continuing Education Credit:
Appraisal Institute: 20 points
Florida Real Estate Appraisal Board: 4-Hours pending – live stream/synchronous – Region X of the Appraisal Institute
Attendance Requirements:
· Attendance will be monitored throughout the class.
· Students are required to hold up photo ID at roll call, if requested.
· Students are required to be visible on the virtual platform during the entire class – 100% attendance policy applies.
· Instructors will direct questions to each student.
