    Appraiser’s Waterfront and Conservation Expertise Featured in New “What I Value” Video

    December 23, 2025 – The Appraisal Institute, the leading association of real estate appraisers, has released the latest installment in its “What I Value” video series, which profiles real estate appraisers and highlights their professional commitment to the public trust and their communities.

    Each short video in the series showcases how Appraisal Institute members bring high-level professional expertise and experience to the real estate industry. The newest video features Bruce Davis, MAI, SRA, an appraiser with nearly 40 years of experience whose practice spans urban Washington, D.C., and the rural Maryland Eastern Shore.

    A self-described “military brat,” Davis recounts how his career path was inspired by an early-career encounter with a historic home—an unfamiliar type of property that left a lasting impression. That experience set him on a path toward complex and unique valuation assignments.

    The video focuses on Davis’s specialized work with conservation easements on the Eastern Shore, where he evaluates large waterfront properties and navigates the many factors that influence their value. He discusses the complexity of his valuations, including variables ranging from water access quality to the amount of shoreline. “It’s very challenging to separate all those pieces out to get some judgments on the value of the property as a whole,” Davis explains.

    Davis emphasizes a methodical, data-driven approach to his work. “Real estate appraising is a scientific process,” he says. “And at every opportunity I apply the science of the practice… that’s how I build trust with the clients.” This commitment to rigor allows him to deliver valuations with a high degree of confidence.

    As the “What I Value” video library continues to grow, the Appraisal Institute is expanding its appraiser-centric content that highlights the challenges and opportunities professional appraisers have faced and seized throughout their careers. Each short video is supported by extensive B-roll, behind-the-scenes footage, and extended interviews, which will be available to the Appraisal Institute and its Chapters to support ongoing efforts to educate the public about the essential role professional appraisers play in communities and the economy.
