    Course Description
    This course synthesizes the three approaches to value, examines their applications, and helps you apply basic and advanced valuation techniques. Case studies teach you how to address common but complex appraisal issues, including a leased fee not at market rent, a proposed property, a property in a market not at equilibrium, and a subdivision. The course emphasizes the need to test the reasonableness of all the conclusions in an appraisal.

    Note. This is primarily a synthesis course, not a review course. Like all advanced education courses sponsored by the Appraisal Institute, the course naturally reviews many concepts taught in previous courses. However, it includes some new material and does not include a complete overview of the other courses. Therefore, Advanced Concepts & Case Studies should not be considered an adequate review for the comprehensive exam. To prepare for the comprehensive exam, participants must review all four advanced education courses, as well as basic concepts from qualifying education for certified general real property appraisers.

    Course Objectives
    • Develop and reconcile the cost, income capitalization, and sales comparison approaches for a leased fee interest rent, including consistent treatment of property rights.
    • Recognize the typical relationships between yield rates on leased fee and fee simple estates, considering their varying risk.
    • Review proper procedures for developing a market-supported discounted cash flow analysis and apply them to practical examples.
    • Develop and reconcile the cost, income capitalization, and sales comparison approaches for a proposed property as is, upon completion, and upon stabilization.
    • Demonstrate a working knowledge of various methods of calculating a rent-up adjustment and a property rights adjustment.
    • Identify the demographic and economic data used to estimate an absorption period for a development project.
    • Develop and reconcile the cost, income capitalization, and sales comparison approaches for a property in a market not at equilibrium.
    • Conduct inferred and fundamental analysis based on data provided in case studies.

    Important Note: Mandatory Diagnostic Test
    Before enrolling in this or any other MAI designation course, you must take a diagnostic test. The Excel diagnostic tests your mastery of solving appraisal problems using spreadsheets. This diagnostic test was intentionally designed to be challenging and ensure participants have adequate Excel skills before taking MAI designation courses.     Excel is used extensively in the MAI designation courses; it is highly recommended that you know how to perform the necessary appraisal functions in Excel to succeed in this course.

    This course implements a blended learning approach, which includes:
    • A pre-class, 2-hour online session
    • 35 hours of traditional classroom education
    • A 3-hour exam on the 6th morning.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Requirements:

    • Microsoft Excel 2007 or 2010 must be loaded and operational (external mouse recommended). (You may use other spreadsheet programs, but those programs won’t be supported in class; demonstrations will be done in Excel.)     
    • Do not enroll expecting to be taught how to use Excel.

    Program Hours, Advanced Assignment and Materials
    Onsite check-in will begin at 8:00am on Monday, November 2, 2026. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) daily - November 2-6. On Saturday, November 7, the 3-hour exam will be administered starting at 8:30am at The Embassy Suites-Walnut Creek (located across the parking lot from Treat Towers at 1345 Treat Boulevard); exact meeting room TBA.

    Students will be on their own for lunch daily; numerous eateries are available within easy walking distance of and onsite at Treat Towers. Complimentary beverages are available in the meeting room.

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 375 AI CEC points; 275 points for full attendance only (no exam). Successful completion of the exam and full attendance is required for those seeking to fulfill designation and/or state licensing requirements.

    BREA Continuing: Advanced Concepts and Case Studies been approved by the BREA (#10754207) for 37-hours of BREA CEC. Full (100%) attendance required. BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/QualifyingAdvanced Concepts and Case Studies has been approved by the BREA (#10754207) for 40 hours of initial Basic / Qualifying Education credit.

    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering.
