Course Description
The current Seller's Market being experienced across the country presents unique challenges for residential appraisers. In many instances, the list price is regarded as the reserve for an auction and contract prices are consistently higher than the list price. Is this typical? In a Seller’s Market, the answer is Yes. This course will present methods and techniques for analyzing market conditions, provide insight as to why market conditions are of the utmost importance during extreme markets, and illustrate how to develop and support reasonable adjustment amounts during atypical markets.
The
seminar provides an opportunity for residential appraisers to enhance their
analytical skills by increasing their ability to recognize and apply Market
Conditions in the appraisal process.
Participants will gain a better understanding of how Market Conditions
can impact the value opinion.
Who Should Enroll
Course Objectives
The learning objectives are to:
* Recognize the various factors which compose a property Market Conditions Analysis
* Demonstrate multiple methods for developing trend analysis
* Recognize how and why Market Conditions impact value conclusions.
Method of Instruction: The class will be taught utilizing PowerPoint and Excel spreadsheets. The class will consist of both theory regarding market conditions and practical applications for developing and analyzing market conditions.

ATTENDANCE: Please instruction will start PROMPTLY after lunch (12-12:30PM) at 12:30PM. Following Appraiser Qualifications Board minimum criteria requirements, 100% ATTENDANCE IS REQUIRED FOR ALL APPRAISAL INSTITUTE EDUCATION PROGRAMS. Students should not be late or leave early. Those missing class times may not receive credit once approved by the State of Indiana for Real Estate Appraiser Continuing Education - pending approval.
