Course Description
This fundamental review course that all reviewers of assignments involving income-producing and other nonresidential properties should have in their educational background. It is a required course for individuals pursuing the Appraisal Institute General Review Designation (AI-GRS, Appraisal Institute General Review Specialist). At the core of this course is the review process. Participants explore the seven steps outlined in this process as they apply to nonresidential properties. To be a reviewer, an appraiser must learn how to develop opinions of completeness, accuracy, adequacy, relevance, and reasonableness relative to the work under review. These opinions must be refined through tests of reasonableness to develop reconciled opinions of appropriateness and credibility. The material provides a refresher on key valuation skills often required of reviewers, such as measuring financial feasibility in highest and best use analysis and various applications of the income capitalization approach. In addition, the course covers reporting reviews for income-producing property and the use of commercial review report forms, narrative reports, and oral review reports. Participants will gain practice in writing a scope of work statement for three types of assignments. They will also develop a template for a narrative review report on a property type of their choice (office, retail, apartment, etc.). By taking this course, participants will gain invaluable confidence in the fundamentals of review through the review process, which is the core of this course. To be a reviewer, an appraiser must learn how to develop opinions of completeness, accuracy, adequacy, relevance, and reasonableness relative to the work under review. These opinions must be refined through tests of reasonableness in order to develop opinions of appropriateness and credibility. By taking this course, participants may gain invaluable confidence on the fundamentals of review.

In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

Onsite check-in will begin at 8:00am on Monday, April 20, 2026.
"Live / in-person" Instruction will run from 8:30am – 5:00pm (Pacific Time)
daily - April 20 - April 23. On Friday, April 24 instruction will run from
8:30am - 1:30pm. The 3-hour exam will be administered on the afternoon of
Friday, April 24 starting at 2:00pm. Students will be on their own for
lunch; numerous eateries are available within easy walking distance of and
onsite at Treat Towers.

Education Credit Hours and Attendance Verifications
Those who check in late, leave early or are not in attendance
during non-scheduled breaks may jeopardize receipt of credit.
Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 375 AI CEC points; 275 points for full attendance only (no exam). Successful completion of the exam and full attendance is required for those seeking to fulfill designation and/or state licensing requirements.
BREA Continuing: Review Theory - General been approved by the BREA (#13CP754601061) for 30-hours of BREA CEC. Full (100%) attendance required. BREA CEC (continuing education credit) does not require successful completion of the exam.
BREA Basic/Qualifying: Review Theory - General is not approved for initial Basic / Qualifying Education credit.

Approval outside of California or acceptance of out-of-state
providers cannot be guaranteed. If you are seeking credit for this offering
from a state outside of California, check directly with your state licensing
board(s) - before registering - to make sure that they will accept credit
from an out-of-state provider. Some states may have special pre-approval or

Lost or Damaged Items
The Appraisal Institute nor the Chapter presenting this program is
not liable for lost or damaged items. This includes but is not limited to
calculators, laptops, cell phones, etc.
Cancellations
Written cancellations received by Monday, April 6 are subject to a
$45 cancellation fee. Cancellations received after that time but prior to
noon on Monday, April 13, are subject to a $65 cancellation fee. No refunds
for cancellations received after April 13 or for program "no shows".

We reserve the right to substitute instructors, or to cancel or modify this
program (adjust hours or location) if sufficient registrations are not
received by Friday, March 27 or due to other circumstances beyond our
control. In the event of cancellation, tuition fees will be refunded. All
other costs incurred are the registrant’s responsibility.
- Those requiring out-of-town travel arrangements should exercise caution in booking non-refundable tickets/reservations.
