    Advocacy Updates

    AI-Supported Appraisal Bills Included in Landmark Housing Package

    Two appraisal-related bills supported by the Appraisal Institute, the Appraisal Industry Improvement Act and the Appraisal Modernization Act, have been included in the bipartisan, bicameral housing package, H.R. 6644, the 21st Century ROAD to Housing Act. The legislation, which recently advanced in Congress as part of a broad housing and banking reform package, would enact several long-sought appraisal profession improvements.

    • The Appraisal Industry Improvement Act would strengthen appraisal licensing and training pathways, enhance standards for FHA-approved appraisers, provide greater flexibility for trainee appraisers, and support workforce development efforts.
    • The Appraisal Modernization Act would establish a consumer-driven process for reconsiderations of value and second appraisals while directing the Government Accountability Office to study the feasibility of a publicly available appraisal database.

    Inclusion of both measures in this landmark package underscores the growing recognition in Congress of the important role appraisers play in supporting credible valuations, consumer protection, and a healthy housing finance system.
