Certified Residential Real Property Appraiser

A certified residential real property appraiser may appraise one-to-four residential units without regard to value or complexity.

Step 1. License and Education

Educational requirements: a conferred bachelor’s degree (or equivalent) and at least 200 hours* of qualifying education:

  1. Trainee Real Property Appraiser License or qualifying education (at least 75 hours)
  2. Residential Market Analysis and Highest & Best Use (15 hours)
  3. Residential Site Valuation and Cost Approach (15 hours)
  4. Residential Sales Comparison and Income Approaches (30 hours)
  5. Residential Report Writing and Case Studies (15 hours)
  6. Real Estate Finance, Statistics, and Valuation Modeling (15 hours)
  7. Advanced Residential Applications and Case Studies / Part 1 (15 hours)
  8. Advanced Residential Report Writing / Part 2 (elective) (30 hours)

OR

  1. Licensed Residential Real Property Appraiser or qualifying education (at least 150 hours)
  2. Real Estate Finance, Statistics, and Valuation Modeling (15 hours)
  3. Advanced Residential Applications and Case Studies / Part 1 (15 hours)
  4. Advanced Residential Report Writing / Part 2 (elective) (30 hours)

*Certain states may require additional education, so please refer to the state's requirements.

FLORIDA licenees: The state of Florida has different versions of the following courses: Residential Site Valuation and Cost Approach - Florida Version, Residential Report Writing and Case Studies - Florida Version, Real Estate Finance, Statistics, and Valuation Modeling - Florida Version, Advanced Residential Applications and Case Studies / Part 1 - Florida Version.

Step 2. State Examination

The successful passing of the Certified Residential Real Property Appraiser examination.

Appraisal Institute offers a course of online practice examination questions for real estate appraisers, developed for individuals working towards passing state licensing and certifications examinations.

Step 3. Work Experience

  • The accumulation of 1,500 hours of experience in 12 months (or more) - experience minimums may vary in each state, so please refer to the state's requirements, or;
