    Course Description

    In Part 1 of a two-course program, you'll apply appraisal techniques to solve a complex residential case study appraisal assignment. Putting your knowledge of terminology, concepts, procedures, and methods to the test, you'll demonstrate competence in the areas of appraisal analysis learned in previous courses. By successfully completing the course and exam, you'll have met most states' education requirements in the content area identified as advanced residential applications and case studies. If you are seeking the Appraisal Institute SRA designation, this course and Advanced Residential Report Writing/Part 2 serves as an alternative to complete your Residential Demonstration of Knowledge requirement.

    Important Notes:
    • If you wish to become a State Certified Residential Appraiser, Advanced Residential Applications and Case Studies/Part 1 is approved by the Appraiser Qualifications Board for 15 content hours in advanced residential applications and case studies. Advanced Residential Report Writing/Part 2 is approved for 30 hours in the appraisal subject matter elective category. Review the courses for which you have received credit to determine whether these courses are necessary for you to meet your education requirements.

    The 45-Hour Package is comprised of two courses:

    • Advanced Residential Applications & Case Studies/Part 1
    • Advanced Residential Report Writing/Part 2
    Following are the requirements to use the 45-Hour Package as an alternative to the Residential Demonstration Report:
    • You must register for a paired package of Part 1 and Part 2.
    • Part 1 and Part 2 of a paired package are generally scheduled 3 - 4 weeks apart.
    • It is not permissible to register or take Part 2 unless it is in the same pairing as Part 1
    • Course materials will be sent to you before class begins and will be accompanied by a memo explaining the preparations that you should make before coming to class. Be sure to register at least 2 weeks before the course starting date so that you can receive your materials in time to complete the required preparations.     • For this course, case study solutions are not distributed at the end of class.

    Course Objectives
    • Identify and document pertinent information from the market for neighborhood/market analysis.
    • Identify a preliminary highest and best use and support the preliminary conclusions after cumulative analysis.
    • Support cost estimates through extraction; reconcile a cost per square foot; and determine physical deterioration by the age/life method and the breakdown method.
    • Derive and reconcile a GRM, market rent, and support for adjustments through the income capitalization approach.
    • Complete paired sales analysis for specific elements and provide support for adjustments.
    • Reconsider your preliminary highest and best use and provide additional support and rationale for the conclusions.
    • Reconcile a final opinion of value for the subject property.

    Equipment:

    • A laptop computer is required with a flash drive and Microsoft Word and Excel OR form software with AI Reports® Form 100, Summary Appraisal Report • Residential, installed OR other word processing/spreadsheet program AND Adobe Acrobat Reader software for converting files to PDFs.
    • A financial calculator is required. The accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    Additional Information:

    Each live online synchronous session runs for 3.5 hours each day with at least 2 breaks during that time. The course runs for 4 half-days.

    This course will be held via live interactive classroom technology. See below for important participation requirements.

    State Credit:
    A course may NOT be approved in every state for every delivery format. For example, some states do NOT allow any virtual education. When registering for any Appraisal Institute course, all participants will be required to check state approvals based on delivery format. For more information, see our state approvals page.

    Class Schedule:
    Class begins each day at 10:00AM Central time (8:00AM Pacific, 9:00AM Mountain, 11:00AM Eastern). Each class runs for 3.5 hours each day with at least two breaks during that time. The course runs for four (4) half-days over 1 week as follows. Times shown are U.S. Central (Chicago) time.

    • Day 1: Tuesday, November 12, 10:00 am - 1:30 pm
    • Day 2: Wednesday, November 13, 10:00 am - 1:30 pm
    • Day 3: Thursday, November 14, 10:00 am - 1:30 pm
    • Day 4: Friday, November 15, 10:00 am - 1:30 pm

    Pre-Course Video:
    To succeed in the 45-Hour Residential Package courses, it is imperative to prepare before class and complete and submit an assignment BEFORE attending the live Synchronous course. The pre-course assignment details are presented in the short recorded pre-course webinar. The link to the pre-course webinar recording that explains the process is included in your registration confirmation email.

    Online Session Pre-Course Workfile Assignment Submission:
    The online component of the Advanced Residential Applications and Case Studies/Part 1 course is where you will submit the pre-course assignment for the instructor's review. This is accessible to students beginning 7 days BEFORE the official start date of the live Synchronous course. Log onto your AI Account at www.appraisalinstitute.org with the username and password you used when you registered. Click on “Education and Events” located on the right navigation menu. On the My Events page, scroll down to the “Online Courses” section and click on the “Begin” button to access the pre-class assignment online component session. This online component will remain available to you up to 60 days after the Advanced Residential Report Writing/Part 2 live synchronous course end date.

    AI National Synchronous Participation Requirements:
    • All students are required to have a computer, webcam, and microphone capability to participate and receive continuing or qualifying education credit where approved. It is the student’s responsibility to have the required equipment to participate and receive credit. Visit the System Requirements for Attendees and Share Webcam pages for help.

    • All students are required to keep their webcam on at all times while class is in session. Attendance will be monitored throughout the day through webcams and polling. A photo ID must be presented during roll call at the beginning of class on the first day. 

    • The instructor must be able to interact with all students. Instructors and administrators will direct questions to each student in the morning and afternoon to which students must respond. Students must be in a location that allows for their full attention and interaction at all times.

    Connection Information:
