    Course Description
    This course limits its focus to the practical application of quantitative tools for analyzing data, drawing appropriate conclusions from data sets, and presenting both the analysis and conclusions in ways that enhance communication with appraisal clients. It reviews and furthers the application of basic statistical measures (mean, median, mode, standard deviation, etc.) and spends a good deal of time on graphical and regression analysis for use in producing and understanding various types of graphs. Goals include showing participants how to understand the reliability and validity of all data used to draw conclusions and providing the knowledge needed to check the validity of the conclusions others may draw from the same or similar data sets. Presentations and activities use real-world appraisal applications that are aimed at furthering an appraiser’s ability to provide credible analysis of real property-related issues.

    Course Objectives
    • Properly apply and explain statistical methods such as simple and multiple regression analysis using market information.
    • Critique statistical applications.
    • Identify how to incorporate statistical analysis in valuation reports.
    • Identify how to evaluate the reliability of various types of data used in valuation.
    • Use the language of quantitative analysis properly.
    • Use graphs to present data and analysis.
    • Identify research design issues such as hypothesis construction, data reliability and validity, and sampling issues.

    Before enrolling in this or any other MAI designation course, you must take a diagnostic test. The Excel diagnostic tests your mastery of solving appraisal problems using spreadsheets. This diagnostic test was intentionally designed to be challenging and ensure participants have adequate Excel skills before taking MAI designation courses.     Excel is used extensively in the MAI designation courses; it is highly recommended that you know how to perform the necessary appraisal functions in Excel to succeed in this course.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    Requirements:

    • Microsoft Excel 2010 must be loaded and operational (external mouse recommended). (You may use other spreadsheet programs, but those programs won’t be supported in class; demonstrations will be done in Excel.)     
    • Do not enroll expecting to be taught how to use Excel.

    Program Hours, Advanced Assignment and Materials
    Onsite check-in will begin at 8:00am on Monday, January 26. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) daily.  The 3-hour exam will be administered on Friday, January 30 from 8:30am – 11:30am. Students will be on their own for lunch; numerous eateries are available within easy walking distance of and onsite at Treat Towers.

    Education Credit Hours and Attendance Verifications
    Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.

    Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 375 AI CEC points; 275 points for full attendance only (no exam).  Successful completion of the exam and full attendance is required for those seeking to fulfill designation and/or state licensing requirements.  

    BREA Continuing: Quantitative Analysis been approved by the BREA (#12754227) for 30-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.

    BREA Basic/Qualifying (Subject Matter Elective)Quantitative Analysis has been approved by the BREA (#12754227) for 33-hours of BREA Subject Matter Elective Credit. Subject Matter Elective Credit requires full attendance and successful completion of the course exam.


    If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on information posted to the web. Note: Some states outside of California may have additional reporting requirements that the Chapter is not able to comply with.
