    Course Description
    This course limits its focus to the practical application of quantitative tools for analyzing data, drawing appropriate conclusions from data sets, and presenting both the analysis and conclusions in ways that enhance communication with appraisal clients. It reviews and furthers the application of basic statistical measures (mean, median, mode, standard deviation, etc.) and spends a good deal of time on graphical and regression analysis for use in producing and understanding various types of graphs. Goals include showing participants how to understand the reliability and validity of all data used to draw conclusions and providing the knowledge needed to check the validity of the conclusions others may draw from the same or similar data sets. Presentations and activities use real-world appraisal applications that are aimed at furthering an appraiser’s ability to provide credible analysis of real property-related issues.

    Course Objectives
    • Properly apply and explain statistical methods such as simple and multiple regression analysis using market information.
    • Critique statistical applications.
    • Identify how to incorporate statistical analysis in valuation reports.
    • Identify how to evaluate the reliability of various types of data used in valuation.
    • Use the language of quantitative analysis properly.
    • Use graphs to present data and analysis.
    • Identify research design issues such as hypothesis construction, data reliability and validity, and sampling issues.

    Equipment:

    • A financial calculator is required. The accepted model used in the program is the HP-12C. AI education programs that require a financial calculator are developed with HP-12C keystrokes; using this model is highly recommended.
    • You must be familiar with calculator operation when the program begins. Do not enroll expecting to be taught how to use a financial calculator.

    Course Design
    This course implements a blended learning approach which includes:
    Mandatory diagnostic test.Before enrolling in this or any other MAI designation course, you must take an Excel diagnostic to demonstrate your mastery of solving appraisal problems using spreadsheets. The diagnostic is intentionally designed to be challenging and ensure participants have adequate Excel skills before taking MAI designation courses.  The diagnostic test is free and can be taken at any time on your personal computer.     A pre-class, on demand (self-paced) online session component. The on demand component is available beginning 28 days before the live online (synchronous) course begins.  The online component requires the completion of a pre-class assignment at least 2 days before the live online (synchronous) course begins.
    30 hours of live online (synchronous) education. Each live online session runs for 4.0 hours each day with at least 2 breaks during that time. The course runs for 8 half-days (Monday – Thursday) over 2 weeks.

    Requirements:

    • Microsoft Excel 2010 must be loaded and operational (external mouse recommended). (You may use other spreadsheet programs, but those programs won’t be supported in class; demonstrations will be done in Excel.)     
    • Do not enroll expecting to be taught how to use Excel. 
    • Note to Mac users: Microsoft does not support the Data Analysis Tool Pack in Mac Office Excel 2008 or Mac Office Excel 2011. However, they do suggest free third-party add-ins with similar functionality. For 2008, click here. For 2011, click here.

    Event Information

    Class Schedule:

    Class begins each day at 10:00AM Central Time (8:00AM Pacific, 9:00am Mountain, 11:00am Eastern). Each class runs for three hours and forty-five minutes each day with at least two breaks during that time. the course runs for eight (8) half-days. Times shown are U.S. Central (Chicago). All students must be 100% present for the class in order to receive credit. Partial credit will not be awarded. Anyone who isn't present 100% receives no credit and is responsible for continuing the program on their own time.

    This course will be held via live interactive classroom technology. See below important participation requirements.

    State Credit:

    A course may NOT be approved in every state for every delivery format. For example, some states do NOT allow any virtual education. When registering for any Appraisal Institute course, all participants will be required to check state approvals based on delivery format. For more information, see our state approvals page.

    Participation Requirements: AI National Synchronous students are required to have a computer, webcam, and microphone capability to participate and receive continuing or qualifying education credit where approved. It is the student’s responsibility to have the required equipment to participate and receive credit. Visit the System Requirements for Attendees and Share Webcam pages for help.

     

    • All students are required to always keep their webcam on with their entire face fully visible while class is in session. 
    • Attendance will be monitored throughout the day through webcams and polling. 
    • A photo ID must be uploaded to the offering page prior to the start date of the offering. Please refer to the Appraisal Institute Synchronous Resources for instructions on how to upload your ID.

    The instructor must be able to interact with all students. Instructors and administrators will direct questions to each student in the morning and afternoon to which students must respond. Students must be in a location that allows for their full attention and interaction at all times.

    Connection Information:
    Several minutes after you receive your Appraisal Institute receipt email, you will receive a second email from GoToTraining which will include instructions on connecting to the live session and a link to a small download of the GoToTraining software. The software runs on almost all operating systems and popular browsers. Connection email reminders are sent at specific intervals: 1 week, 1 day, and 1 hour prior to the live session start time.
